Listed in the National Register of Historic Places for: • architecture • social and medical advancements to the health care field nationwide. • Adaptive reuse is realistic and financeable: • cost-effective approach with use of preservation incentives • accommodates new construction now or in a future phase • Two reuse approaches are: • office and retail • market-rate/affordable residential and retail • Each scenario is achievable for a private developer: • the redevelopment schemes are on average $248 per square foot within a $87.9 million re-development budget using multiple incentives • Rehab creates 526 more construction jobs. • 14.2 jobs would be created for every $1 million in construction costs = 1,248 jobs versus the creation of 9.5 jobs for every $1 million in new construction costs = 722 jobs.
