The Fourth Season Project • ICF will add the site previously occupied by Intervale Compost: two fields totaling about 8 acres of cropland, a parking area, and half of a building. • Taken together this will allow ICF to: • Construct a major greenhouse complex, enabling us to offer a 12-month share with fresh greens throughout. • Reduce flood risks to pick-your-own crops by having higher land close enough for PYO. • Improve our administrative, storage, and distribution facilities to support this future growth.
Phase 1 • Fall/Winter 2011-2012 • Efficiency upgrade to building; fit up to suit Winter Share, storage, & office use • Begin permitting for all project phases • Arrange financing for project phases • Move into office • Begin compaction remediation • Prep parking areas • Clear field of debris • Pick rock
Phase 2 • Spring Summer 2012 • Build pole shed addition at east end and construct new 16’ x 30’ walk-in cooler in same • Begin composting • Financing continues • Minor field grading • Debris removal • Compaction remediation • Pick rock!
Phase 3 • Autumn 2012-2013 • Construct three 30’ x 96’ greenhouses • Financing continues • Debris removal • Compaction remediation • Pick rock!
Phase 4 • Autumn 2013-2014 • Construct second set of three 30’ x 96’ greenhouses. • Launch 12 month CSA share in 2014. • Begin growing summer pick-your-own crops • Construct20’ x 60’ machine shed for equipment storage • Debris removal • Compaction remediation • Pick rock!
Fourth Season Project: Finance • About $120,000 in capital outlays over the 2012-2014 period, depending on specifics of construction & timing. About 50% of our investments to date. • Uses: $40,000 storage, $80,000 greenhouses • Sources: 25% member equity (have it, sort of), 25% member loans, 50% commercial loans.
