The Foundation and Frame • Foundation is the underlying base of the house. Composed of the foundation walls and the footing. • Footing is the very bottom of the foundation. Usually made from concrete and often reinforced for added strength with horizontal steel rods. Need to be correct width and thickness to support the weight of the foundation and house.
Foundation Walls: support the load of the house between the footings and floor. Commonly made from concrete • Footings should be placed below the frost line on the soil so the foundation does not crack.
Framing • Floor Frame: Built after foundation walls are completed • Sill Plate: first piece of lumber that is bolted to the foundation wall with anchor bolts which are set about 6 feet apart into the concrete of the foundation walls before the concrete hardens • Joists: lightweight horizontal support members. • Subflooring: covering of plywood sheets nailed directly to the floor joists.
Wall Frame • Built on top of floor frame. • Made from studs: vertical framing members. • Headers: small built up beams that carry the load of the structure over door and window openings. • Wall frames are plastered or covered with drywall.
Roof Frame • Consists of rafters: beams that support the roof. • Most modern houses have truss rafters: a group of members forming a rigid triangular framework for the roof. They are assembled at a factory and delivered on the job site.
Siding • Wood Siding: Pros-low cost, not affected by climate changes. Cons-frequent painting • Manufactured siding: made from aluminum, vinyl and fiberglass. • Aluminum: Pros- durability and no need to paint. Cons- dents • Vinyl: Pros- durable, less likely to dent. Cons- brittle more likely to crack. • Fiberglass: Pro- does not need finish or paint made to look like wood. Con- may crack
