Project Status • Substantially Complete with Phases 1 & 2. • Current Expenditures $1.18m • Now beginning the final phase. Phase 3.
Construction Phasing • Phase 1 - Project began by replacing >>>>>>>>>rooftop dehumidifiers. • Phase 2 - Interior and exterior renovations. - Re-plastering pool revealed ……………….deteriorated condition of shell. *** Use of machinery and overhead hazards for ceiling work …prevented pool level work until final phase of renovations. *** Shell condition was unknown until final phase of work.
Phase 1 Dehumidifiers Replacement • Project began by replacing rooftop dehumidifiers. • Cost $400k • Work is substantially complete.
Phase 2 Renovation • Interior envelope found compromised by moisture intrusion. • Wall studs and finishes undergone replacement. • Phase 2 began with initial pool scope to re-plaster only.
Phase 2 Interior / Exterior Surfaces • Interior and exterior renovations began March 10th • Cost $800k • Work is substantially complete.
Phase 3 Launch • Pool shell condition found unfavorable. • Deterioration evaluated by Engineering Professionals to determine if current shell is “Fit for Use” • Recommendations range from Partial Replacement and Localized Repairs to Full replacement.
Determined work necessary to preserve shell condition likely to exceed 50% of its surface area.
Phase 3 Action Plan • Board of Directors has approved full replacement of pool and spa, reducing future risk and extending useful life of the pool. • Additional cost is $400k
Phase 3 Project Timeline • New Permit Required (6-8 Weeks) • Construction Work (approximately 7 weeks) • Estimated Completion October 15, 2011

HOW WILL WE PAY FOR THE PURRYSBURG POOL REPAIRS? • The Community Association maintains a Reserve Fund to cover major repairs and replacement of capital assets such as swimming pools • If you check your quarterly statement you will notice a $55 charge for reserves • As of June 1, 2011, the HOA Reserve Fund contains about $6.5 million
