  5. How It Works • We will purchase a property; the 1st lien position is secured by a promissory note and a deed of trust. The 1st lien is, generally, limited to less than 75% of Fair Market Value (FMV). • All funds are handled through an escrow account. • The renovation funds will be distributed through the escrow account. • We will insure the property at escrow value. • You will be the 1st lien holder and would be able to foreclose on a defaulted note. This would provide you with full ownership of a newly renovated house.
