Changes from First Hearing • Added phasing requirements • Created minor changes for DRC approval • Removed requirement for solar panels and green roofs on drive-throughs • Added standards to allow hotels/motels to be counted as residential development
Changes from First Hearing • 10% of vertical mixed-use requirement may be met by retail adjacent to multi-story residential • Clarified block size with pedestrian pathway • Clarified parking structure requirements • Allowed flexibility in roadway design for roads with 1,200-2,500 and 2,500-7,500 daily trips • Removed collector roadway buffers

Approval Process • Allowed in Urban Residential Future Land Use and Activity Centers designated in Comprehensive Plan • Allowed in all urban residential and commercial zoning districts • Implemented through development plan review • Required for developments over • 300 residential units with no rapid transit route • 150 residential units with rapid transit route
TND Non-Residential Intensity • Base of 10,000 square feet of non-residential • plus 50 – 200 square feet per dwelling unit • Optional • 10,000 sq. ft. - achieving max allowed land use density • Plus 10,000 sq. ft – for each du above 4 units per acre • Plus 25,000 sq.ft. – if contiguous to a Rapid Transit or Express Transit Service
TOD Non-Residential Intensity • Base of 10,000 square feet of non-residential • Plus 100 – 400 square feet per dwelling unit
