New EICR Rules – Electrical Checks Become Mandatory
What has Changed? You must be aware of the fact that the UK government has introduced changes to the Electrical Safety Regulations 2020. We will go through the changes made in the electrical safety regulations for 2020.
Here are the Changes 1. The electrical engineer performing the tests must be qualified & registered with NICEIC. The electrical certificate should contain the details of appliances & the next inspection date. The certificate is valid for 5 years after that the landlord must renew it. 2. 3.
Contd... 4. Landlord must hand over the inspection copy to tenant within 28 days of inspection. 5. The tenant should be provided the copy before shifting 6. Landlord must also retain a copy of inspection so that he can provide one to the authority whenever required.
Contd... 7. The engineer who comes to renew the certificate should be provided a copy of previous certificate. 8. The prospective tenant should be provided with a copy of certificate within 28 days of request.
What will be Inspected? The engineer will check the fixed electrical components of the property, including the wiring, plug sockets, light fixtures, and the fuse box. Permanently installed electrical devices will also be inspected.
Consequences of Not having an Electrical Certificate You must have an electrical safety certificate from now else a fine of up to £30,000 can be imposed on you. The objective of the new EICR rules is to make all rented properties safe for tenants and minimize the risk of fires and damage to human life and property.
