Babb, Inc. Insurance History We are an independent insurance agency serving our clients for over 80 years. CONDO PRO - What You Get… • Quarterly Coverage Reviews • Discuss any changes to the exposure faced by your association and implement changes based on feedback. • Hold A "Press Conference" With Unit Owners… • This takes the angst out of the room. Most of the questions will be personal insurance related… not association based. No single event is more important as this one from an insurance broker viewpoint. This takes the "spotlight" off the CAM and the Board. The "shadowboard critic" will be briefly contained in this environment.
CONDO PRO - What You Get (Continued) • You will be assigned a Community Association Account Specialist (with dedicated back up) to interface directly with all carriers and provide the following services: • Marketing, proposals, day-to-day servicing, endorsements and changes in coverage across all lines of coverage. • Electronically store all written correspondence and paperwork. Good backup to CAM E&O coverage. • Claims and coverage advocacy. All of our accounts have digital photos with digital feed. CONDO PRO… Claims Unit • Through Babb-Florida's Condo Pro, you will be assigned an in-house Claims Coordinator to provide support, such as: • Your association Claims Coordinator will take your first notice of loss and submit to your carriers. Our Claims Adjusters speak "adjusterese" to conclude problematic bottlenecks. • Your association Claims Coordinator will then monitor the claims process through regular contact with the Claims Adjuster to ensure prompt and accurate handling of your claim until the claim is closed. • Community Association Account Specialist • Margaret (Lisa) Polite • 239-333-1320
CONDO PRO… Claims Unit (Continued) • We provide consulting services with regard to: • Subrogation Recovery • Investigation Rights • Claims Denial Rights • Mediation Representation • Full video feed and roughly seventy-five (75) digital photos are taken of all communities at the time of binding. The best hybrid solution to a claim adjustment dispute is to give the adjuster verifiable proof of how a building used to look. Nothing ends the negative feedback loop better than a burned CD with video feed and digital pictures you can physically give to an adjuster.
Board of Directors and Unit Owner Communication • Communication is essential to understanding the marketplace, insurance plan optimization and the overall success of the program. We provide resources that address the needs of your unit owners. • Annual Unit Owner Meetings. This meeting provides the opportunity to answer all unit owners' insurance questions. Exclusive Flood Insurance Program • Florida Statute 626.572 Rebating; when allowed… • (1) No insurance agency agent shall rebate any portion of a commission except as follows: • (a) The rebate shall be available to all insureds in the same actuarial class. • (b) The rebate shall be in accordance with a rebating schedule filed by the agent with the insurer issuing the policy to which the rebate applies. • (c) The rebating schedule shall be uniformly applied in that all insureds who purchase the same policy through the agent or the same amount of insurance receive the same percentage rebate. • (d) Rebates shall not be given to an insured with respect to a policy purchased from an insurer that prohibits its agents from rebating commissions. • (e) The rebate schedule is prominently displayed in public view in the agent's place of doing business and a copy is available to insureds on request at no charge. • (f) The age, sex, place of residence, race, nationality, ethnic origin, marital status or occupation of the insured or location of the risk is not utilized in determining the percentage of the rebate or whether a rebate is available. • (2) The insurance agency agent shall maintain a copy of all rebate schedules of the most recent 5 years and their effective dates. • (3) No rebate shall be withheld or limited in amount based on factors which are unfairly discriminatory. • (4) No rebate shall be given which is not reflected on the rebate schedule. • (5) No rebate shall be refused or granted based upon the purchase or failure of the insured or applicant to purchase collateral business. • History.--ss. 52, 207, ch. 90-363, s. 4, ch. 91-429; s. 233, ch. 97-102; s. 19, ch. 2005-257. • 12% Rebate on National Flood Insurance Program Premiums. * • * Does not include taxes and fees. • Offered though Babb-Florida
