RESEARCH Back to Normal? • The last recession ended nearly 4 years ago in June 2009 • The December 2007 to June 2009 Recession was the longest since the Great Depression • Consumer spending has returned and growth is back to normal, but the lessons of the recession are not completely forgotten

  20. RESEARCH Outlook • Continued Moderate GDP Expansion 2.5% - 3.0% in the next 2 years (historical average is 3%) • 1 - 2 million net new jobs per year • Unemployment rate of 7.5% in 2013 and continued declines

  21. RESEARCH Outlook • Continued low mortgage rates as the Fed continues to keep rates low. Expect less than 4 percent for most of 2013 and under 5 percent for 2014 • Home values – strong growth in 2013 and easing back to normal in 2014 and beyond • Housing Starts to rise substantially in 2013 to finally break 1,000,000 again and return to normal 1-1.5 million per year replacement pace • Home sales back to normal; will grow with jobs
