A manufactured home is constructed entirely in a factory and conforms to national HUD building codes. These homes remain manufactured homes no matter how they are customized, regardless of their skirting or foundations. They are comprised of a metal frame, providing structural support for the building. Modular homes, on the other hand, are constructed to meet the specifications of local building codes. Those that are considered “off frame” don’t have metal superstructures, but are built around steel frames which remain in the factory. The homes are then placed on a foundation.

Modular homes are designed to meet local building codes; this means they’re usually built in local factories which can verify these codes. Manufactured homes, on the other hand, can be built anywhere as they comply to federal HUD codes. It’s worth noting that mobile homes and on-frame modular metal homes do not comply with HUD codes. In some cases, a factory might be rated to create manufactured homes and modular homes, both on- and off-frame. They could even be built on exactly the same assembly line using the same materials and options, and the same floor plans, so much so that someone looking at a completed home may not be able to tell whether the home is manufactured or modular. Which Should I Choose? In the end, what matters is the local, state and federal building codes that apply to your area. Manufactured and modular homes provide the same practical benefits in terms of cost-effective, durable, low-maintenance and sturdy structures that are ideally customizable for any homeowner’s need. Your best bet is simply to talk with your manufacturer and ensure that the building you choose will meet all local codes.
