Homeownership is the American Dream. Baseball is America’s pastime. Lets take a look at how Baseball can help us understand the steps of home ownership.
1st Buying Power
Your trip to first includes you giving general information and completing a checklist from your Mortgage coach. This combination includes Contact information, Income, Assets, Credit and Housing History. This will allow your coach to select the best program for you based on your individual situation. You will also get a letter establishing your buying power to use when making an offer.
Checklist for Mortgage Coach-Identification: Copy of drivers license and Social Security CardAddress: Need history for the past 2 years. If renting, need landlord contact and rent amount.Income: Looking for a 2 year work history. 2012 & 2013 W2's and Tax returns Pay statements from the past 30 days Assets: Last 2 months checking & savings statements. Possibly past 12 months to show your Rental history (unless you have copies of your checks). Statement for any other accounts (401k, retirement, investments, life insurance w/ cash value).Credit: My assistant Tina can pull your credit report. She will be asking for a credit or debit card and the cost is $13 for single and $20 for couple.Medical Collections: They may or may not need to be satisfied but they will need to be explained.
2nd Find a Home
Your trip to second includes introduction to a Realtor Coach. This coach will assist you with Home Search and Negotiation. You will be expected to give a Deposit with your offer. Offers are usually subject to a private Inspections. Appraisal ($350-$415) is ordered when inspections are satisfied, You will need to pay a 1 years Home Owners Insurance premium up front.
Checklist for Realtor Coach- When searching for a home, its best to create two lists. List #1 = Things you must have at a minimum. Price Range = Should be included in the letter from your Mortgage Coach Location = __________________________________________________________ Style of home = _______, Exterior = _______, Garage = ______, Basement = ___ # Bedrooms = _____, # Bathrooms = _____, List #2 = Things you would like but not mandatory Direction of front door or back yard, large yard, pool, pond, updated windows, new roof, updated kitchen, updated bath, close to freeway, close to schools, close to worship, city parks.
3rd Close on Purchase
In order to make it to Third, a few clean up details need to be completed. Your Mortgage Coach will submit the final file to underwriting for approval. Coach will then work with you to clear remaining conditions (if any). Your Realtor Coach will take you on a final walk through of the home your purchasing (prior to closing) to make sure everything is acceptable in your new home. Your coach will also order a final water bill.
Congratulations, you made it home. Now the real work begins. There are plenty of assistant coaches on hand to help you with post closing needs. Possible areas include; Repairs and Upgrades, Decorating and Painting, Moving and Storage, House Keeping, Pet Services. Don’t forget to change your address.
