AT LEAST 1 ACCESSIBLE UNISEX TOILET ROOM COMPLY WITH STANDARDS FOR SIGNAGE, DISPLAYS, DOOR HARDWARE, WATER FOUNTAINS, SYSTEM CONTROLS, EXHIBITS, ETC.

ASSESSED USING INTERNATIONAL BUILDING CODE AND NATIONAL FIRE PROTECTION AGENCY PUBLICATIONS Doors do not meet hardware and egress requirements. The stairs do not meet the handrail, guardrail, and riser/tread requirements for existing egress stairs. The electrical system does not have safety features like ground fault interrupters and hardwired smoke detectors.
There are no hardwired-smoke detectors, heat detectors, carbon monoxide detectors, a sprinkler system or lightning protection. There is no fire separation between the boiler and oil tank enclosures and the remaining spaces. The fire escape is rusted and of insufficient design to serve as a second means of egress. In addition, the egress path of the fire escape passes several windows, which pose a significant threat to anyone using the fire escape.

Such an addition would have to be structurally separate due to the fact that the present building uses unreinforced masonry as its lateral load resisting system which is prohibited in new construction of the type needed for this (egress) addition.
