  1. Site Establishment and Types of Survey M.S.Martin October 2005

  2. The following slides will give you an idea of the stage of job for establishment

  3. Typical Vacant Site

  4. Definitions • Copy under headings in your workbooks. • Site Establishment – Development consent now approved and fees paid. Consideration should be given to establishment before any setting out is done. A survey should be done to make sure any boundary pegs are located in the correct positions and the site cleared of any rubish and unnecessary vegetation. • Continues next slide

  5. Establish site shed if required • Toilet facilities • Connection of water / temporary services • Temporary electrical supply These services should be placed so they don’t interfere with proposed construction work. • Protection of kerb & gutter • Erect silt fences • Erect security fences

  6. Peg out Survey – This is essential to establish the correct boundaries and location of a specific block of land, each boundary corner is marked also recovery pegs are established in case one of the pegs are lost or damaged. This Survey is carried out by a registered Surveyor who will issue a Survey Certificate and Survey Plan. This Certificate is a Legal document.

  7. Identification Survey – This is a Survey showing the position of a building on the block in relation to the boundaries. It is again done by a registered Surveyor, usually when the building is at ground level. Most lending Authorities require this Survey to be done.

  8. Final Survey and Certificate – This Survey is done on completion of the project, again checks buildings position in relation to boundaries, also checks (FFL) finished floor levels are at the correct RL as per plan and often roof heights, especially if there are shadowing issues with neighbours. Either Council or lending Authorities will require this Survey to be done and a Survey Certificate should be issued.
