Building Regulations • Required for all new buildings, extension, alterations and conversions • Building work must achieve minimum performance standards • Fire safety, Energy Efficiency, Structural Stability, Ventilation, Drainage, Staircases etc
Changes to Regulations • Part L – Conservation of Fuel & Power • New edition issued October 2010 • Applies to all new buildings • Extensions, alterations and refurbishments
Part L - 2010 • New buildings & Large Extension to be 25% more carbon efficient than previous 2006 standards • Heating, hot water, cooling, ventilation and lighting to occupied areas • Excludes process loads and equipment cleaning
Refurbishment • Governments drive to reduce CO2 Emissions • Existing buildings need to be improved • Minimum levels of insulation required to existing fabric during refurbishment • Re cladding of walls and roof may be required
Consequential Improvements • Improvements to existing building • Required when building is extended • 10% of the extensions build cost • Spent on energy efficiency measures within existing building
Permitted Improvement Works • Replacement of existing HVAC plant • Improve insulation within walls/floor/roof of the existing building • Replace single glazed windows • Improve existing buildings lighting system • May already be undertaking this work?
Renewable Energy Contributions • Generally Planning Condition • Requires 10% of new buildings energy use to come from renewable sources • Wind Turbines, PV, Biomass • Also allows heat pumps • Can be allocated to chillers/freezers
