COMMUNICATION • Met with Mayor first • Discussed options for her community • Senior vs. Crown • Let her set direction • Met with City Council next • Lukewarm response • Already had buy in from Mayor
CROWN PROGRAM • CRedit to OWN • Promotes Homeownership Through Training and Escrow Accounts
COMMUNITY • Sent letter to all adjoining landowners offering to sit down with them • Called all churches in the community to sit down with the pastors and explain the project • 2 took up that offer, one was adjacent to project • Met with school district superintendent
VALLEY CROWN • Parcel split into 13 lots • Lot 1 is Orchard Gardens • Lots 2-13 are Valley Crowns
CITY APPROVALS • Rezoning • Decided against - recommendation of Mayor • Would have allowed for better access to DCHA land • Replat • Met requirements no real opposition • TIF • Could not get the motioned seconded • No vote took place • Just after year with big increase in levy
CHALLENGES • “Those people” – Mayor helped with that • Neighbor with trailer court • Those people • Drainage pump onto our lots • TIF • City lost opportunity to fund improvements • Lower my property value • www.realtor.org – numerous studies disprove this
Ran into 4 types of community members: • Liked the project • Did not like the project initially, but listened and grew to like • Did not like the project initially, but listened and accepted • Did not like the project no matter what changes were offered
STRESS COMMUNITY BENEFITS • Increased attendance in local school district with decreasing student enrollment • Tax exempt county owned property now on tax rolls • Economic impact for local small businesses
