The Inspection Process(cont) • We do some editing to fine tune the report • We print the reports (2 copies, 3 if one needs to be given to the listing agent present) • While the report is printing we do a thorough walk through with the client discussing our findings and to educate them by showing them where shut-offs are located, etc. • By the time we are finished with the walkthrough the reports are printed
The Inspection Process(cont) • We also provide the client with a Home Maintenance Manual, a DVD titled “Step-by Step Home Maintenance” and information on Brinks Home Security Systems

(Buyer’s agent is copied on this email and they can forward it to the listing agent if they want them to have a copy of the report.
Pre-Listing Inspection • The process is the same as the buyer’s inspection • We have performed close to 200 pre-listing inspections to date • Our goal is to eliminate the inspection by the buyer • Of the pre-listing inspections we have done on homes that have sold, 80% of the buyers have elected not to do an inspection • Of the 20% that did do inspections, nothing new was found
How to use the pre-listing inspection • Make notes on the report of the seller’s intentions on the findings • Repaired • Will repair before closing • As is (excluded) • Negotiable • Make the report available to prospective buyers so they can review the findings
How to use the pre-listing inspection(cont) • If an offer is made subject to a buyer’s inspection, accept the offer but exclude everything that was on the Star Home Inspection report • Since they knew what the seller is willing to do or not do they should have made their offer accordingly. • With this process, 80% of the buyer’s have elected to forego an inspection of their own • The other 20% have not found anything new
Pre-listing Inspection Unique Guarantee If the seller follows our guidelines and requirements we guarantee the buyer’s inspector will not find anything new that the seller will be required to repair. If that happens Star Home Inspections will pay 50% of the seller’s cost of repairs up to $1000. Both seller and Star Home Inspection Services will have a cost of $500 each.

This message captures the callers name and phone number and it is immediately and automatically emailed to the agent. This is a great lead source for the agent.
Other Benefits on Pre-Listing Inspections • 10 days free advertising in the Kansas City Star using the same 800 number but a different ID. These leads are also emailed to the agent and the ID determines the source of the lead. Was it generated by the yard sign or advertisement? • A link for the agent’s MLS website so that showing agents can view the report.
Home Warranty • As an option, we also make available to the seller a 120-day Home Warranty that can be transferred to the buyer. • This warranty is provided at no additional cost to the seller. • We understand the agent can also sell a 1-year warranty to the seller so we always get the agent’s approval first before offering this with the pre-listing inspection.
