PropFunds,L.P.primarilytargetswelllocated,functionalproperties(apartments,retailprojects(primarilyNNNleasedproperties),industrial,ClassA&B+officeprojects,hotelsinthewestcoastandHawaii,multi-family(apartment)projectsandhighendsinglefamilyresidencesinstrongurbanandsuburbanmarketswithgooddemographics,greatlocationsandmanagedbystrongoperatorsinthesubmarketthepropertiesarelocated.Eachofourinvestmentadvisoryboardmembershasover20yearsofexperienceofsuccessfullypurchasingandoperatingpropertiesintheirgivenmarketspecialty.Consequently,weunderstandthenuancesofwhyaparticularpropertywillbeasafeinvestmentandhavethepotentialtogenerateAboveMarketReturnstoourinvestors.
InvestmentStructure:Historicallyrealestatepurchasesarefinancedwithapproximately70%-90%debttocapitalratio.However,Propfundsplanstopurchasepropertieswithapproximately50%-55%debttocapitalratioandinsomeinstancespropertiesmaybepurchasedonan“allcash”basisinordertofurtherminimizeinvestmentrisk.InvestmentStructure:Historicallyrealestatepurchasesarefinancedwithapproximately70%-90%debttocapitalratio.However,Propfundsplanstopurchasepropertieswithapproximately50%-55%debttocapitalratioandinsomeinstancespropertiesmaybepurchasedonan“allcash”basisinordertofurtherminimizeinvestmentrisk.
