  2. 1 Gross Lease (Full-Service Lease) In a gross lease, the landlord pays the property tax, insurance, and maintenance on a building. The tenant pays a fixed rent amount, making budgeting easier.

  3. 2 Net Lease One rents a property through a net lease and also pays for some or all operational expenses of the property, such as property taxes, insurance, and maintenance.

  4. 3 Modified Gross Lease A combination of gross and net leases, modified gross includes a stipulated base rent for the tenant, who would then share specific operating expenses negotiated with the landlord.

  5. 4 Percentage Lease Most common in retail spaces, a tenant's rent is made up of an established basic rent, plus a percentage of their gross sales.

  6. 5 Ground Lease The ground lease is when tenants basically lease the land from the landlord and are responsible for the building and maintenance of the building.
