  1. CASE STUDY Chartis Insurance Co. Ltd, Central International Building (CIB) 15F/17F/18F/19F and Chung Chun Building 7F/8F (CCB) CHALLENGE Chartis insurance Co. Ltd (Chartis) intended to relocated the existing two offices locations to the premise to their own perperty at Central International Buiding (CIB) and Chung Chun Building (CCB) in Taipei. The new space at two locations are around 60,350 square feet and will ultimately accommodate around 700 numbers of staff and related facilities. Chartis expected to start the business operations the new office on Middle of September to early of October 2010. Due to cost saving, Chartis intend to reuse existing furniture and facilities to new offices within two moving phases.. Therefore, Chartis engaged CB Richard Ellis Project Management to assist them in building the new offices. SOLUTION During the project, CBRE and Chartis faced a challenge that consolidation 700 numbers of staff moving from existing two offices into two new premise has a very compressed timeline. CBRE project management team first help Chartis to survey existing furniture, planning the migration data with users (approx 700 numbers of staff) requirements to achievable project scope, anticipated project deliverables, and identify potential risks to Chartis management for their evaluation and consideration. CBRE suggested Chartis to adopt moving strategy into two phases, phase one: 500 numbers of staffs; phase two: 200 numbers of staffs and scheduled construction into two phases in order to deliver the project on schedule. RESULTS By using well-planned moving strategy, CBRE project management team and Chartis optimized scheduling to meet the aggressive timeline. Contractor completed construction phase one to deliver a fully finished office area at CIB, relocate data room from existing office and consolidation two existing location’s staff into one new primacies; phase 2 relocation existing offices’ staff into two new premises. During the project, CBRE held regular meeting every week to advise the client on any issue about the project and to ensure the main contractor and vendors were implementing their works as scheduled. CBRE also kept the client informed of the budget status, creating a cost control process, monitoring each purchase and variation, and reporting the budget status to the client weekly.
