Planning for Economic Development in Southeast Guilford County • June 2007: SEGCA is formed to dealwith planning & development. • Fall 2007: Developers of the Food Lion shopping center meet with SEGCA to request re-zoning support. Agreement that the Shopping Centerwould be of high quality. Requires cooperation of two developers, Guilford County and the City of Greensboro before project approval. Food Lion Shopping Center opens in late 2008! • Oct 2007: Public forum held in SEGC to update the Alamance Creek Area plan. A relationship was established with GC Planning. A 275 acre multi-use site is identified on Liberty Road near Woody Mill Road. • November 2009: GC agrees to create a plan for the Liberty Road/Wood Mill Road Area. Area Citizens meet monthly meeting during 2010. The plan was unanimously by the GC Commissioners in March 2011. GC Planning continue work to create a zoning overlay to mandate development standards from the plan. Liberty Road/Wood Mill Road zoning overlay wins unanimousapproval!
Improving School facilities fosters Economic Development • In early 2008 SEGCA holds a forum to educatevoters about the huge positive academic and economic impact to SEGC which has suffered from poor facilities for many years. Alamance is over capacity and more seats are needed to allow future residential growth. School bonds are approved the SEHS, SEMS and Alamance projects are all completed over the next two years. • In August 2009 GC School Board decides to locate the new SE Elementary School in McLeansville. Linda Welborn objects and SEGCA joins in the fight to keep the school in SEGC.The disagreement continuesuntil March 2011 when citizens convince GC Commissioners for the 3rd time that “Southeast Area Elementary School” should be built in the southeast ratherthanthe I-40 corridor. A site on Lee Street extension near Causey Lake Road is purchased late in 2011. Construction on our elementary school will begin in Spring 2013! • Feb 2013: Guilford County School Board announces…… Remaining bond money may fund a new buidling for Nathaniel Greene ! The total for these 5 schools will be close to $100 million!
Sandy Weathersby and Urbane Properties plan Development in SEGC • Feb 2008: Sandy Weathersby formally presents his conceptual plan to SEGCA for a new shopping center on Liberty Road. By Feb 2009, Weathersby decides to delay Phase 1 of "The Greene at Woody Mill" until the overpass is complete and the economic environment for development improves. • 2010 Weathersby helps SEGCA with the LR/WMR Plan and overlay • 2011-2012:NC DOT builds an overpass on US 421 at Woody Mill with new connections to Company Mill Road and Hagan Stone Park Road. The 2013 landscaping project budget is increased by 50%. New signs are under consideration. Logo signs for area restaurants and gas stations are likely. • Jan 2013: Weathersby thinks the retail market and the banks will support the project. Lowes Foods is still very interested in the project. Sandy would proceed to develop 4 outparcels with 3 serious clients. We have one and we are looking for others.
2013 Economic Development Goals • Develop alliances with all levels of government and Economic Development organizations who can help further our goals • Work with Guilford County and the City to renew water and sewer service extensions to key land parcels/ projects in SEGC • Recruit new retail businesses and other services to the area near Woody Mill Road and Liberty Road. Improve the economic environment for retaining and attracting retail businesses. • Use Community feedback to determine thetypes and goods and services needed (bank, healthcare, etc). EncourageCone Healthcare who is considering opening a clinic! • Attract/retain job producing businesses near the US-421 Corridor
