Two key view corridors have been identified as you approach the site from Braunston Way and another from Chaucer Way. The key features identifiable on the ridge line are the Lime Tree proposed for retention within the Site One proposals and the Spire of Holy Cross. Photos to the right indicate these views. site 6 open meadow site 3 vision corridor 2 site 5 north vision corridor 1 lime tree site 1 holy cross high street ridgeline site 5 south site constraints site 6 (by others) Site Constraints In addition to the identified view corridors there are a number of site constrains which have had an impact on the site layout and building orientation. To the North of the site is a large buried high voltage electricity cable. This cannot be built over and there is a required distance which needs to be maintained during and after construction of any new buildings. To the South of the site is a large culvert, like the electricity cable this needs to be avoided during construction and cannot be built over or in close proximity. The site also needs to integrate with the existing town infrastructure and future plans for adjacent sites. There are three trees on site which have tree preservation orders in place. Most notably the two Oak trees in the centre of the proposed site area. protected trees Site Massing Sections The illustrative sections below illustrate the difference in level between Site Five and the town centre. The site level for Site Five will be lowered to the rear where adjacent to Chaucer Way.
