SUMMARY • The development strategy for the Göksu site by group 3 starts with a mapping of the important issues and potentials on different scales. This analysis helps us to fundament the plan we propose to implement new housing typologies in the quarter. After, we set up a macro strategy on the scale of the metropolitan area of Istanbul since lot of potentials asked for an integral approach. In the end we zoom in to the site itself and we briefly propose a strategy how the area could be densified in a qualitative way. • We focused a variety of problems and opportunities; • The terrible traffic problem in Istanbul, but also the barriers created on site because of this traffic. • The unreachable nature and the new developments taking over the nature and hills by creating privatized housing areas. • The underuse of the Bosphorusas a way to transport people and goods, and the unused opportunity to develop the waterfronts. • The closed sport campus and it’s facilities. • Student residences and campus connections over the metropolitan area. • The development of the unused brownfield. • We analyzed the problems, looked to the potentials and made a strategy, not intended to solve the problems, but to make a vibrant and embedded housing extension. With the qualities of the strategy, most problems will be solved by proposing alternatives. ANALYSIS Issues and potentials The need of more public place in the area is obvious since the only existing open public space now a days are the communal roads. An exception is the small square in front of the existing boat stop where all kind of people gather and use this formal public space. The urgent need for more place to spend free time is indicated by the crown cabs, found on the ground in the forest, where friends come together to meet on a non formal public space. Since the village is located nearby the second bridge crossing the Bosphorus, the traffic crossing the historic main street creates a huge barrier and splits the area in two parts. People get in their car and travel across the entire city every day to reach their workplaces without any interaction with the passed places. They don’t stop anymore to grab a newspaper, or doing groceries and this phenomenon we called ‘the irrelevance of the city’. A present university campus with sport facilities is closed for the neighborhood. Next to the campus, a huge abandoned construction place is located, which is now a brown field where enclosed nature takes over the site. The rare nature in Göksu is located on the hills and different streets made this accessible in the past. During the time, private owners closed off this roads and build generous houses on these spots and used the public nature as an extension of their gardens. On the other hand, new developments and gated communities are taking over the nature hills. DESIGN STRATEGIES Macro Strategy These macro proposals will influence the strategy on site and vice versa. We noticed the underuse of the Bosphorus, which is hardly used nowadays to transport people by boat. The two crossing bridges in the eighties led to an increase in car transport and a decline in transport by boat. Together with an increasing population of Istanbul, the city has now a huge problem with traffic jams across the entire city. We propose a densified ferry network and the use of the Bosphorusto transport goods within the metropolitan area. The new boat stops will be intermodal points where passengers easy can switch between mode of transport. On the other hand, the Bosporus isn’t used as an icon or powerful attraction point within the city. Redefining the edge with the water should make this more public and create a spread out waterfront with a new face for the city. The university campuses are spread out over the entire city and students have to travel by bus long distances to reach their campus. To counter this, the campuses will be faced to the water and an internal ferry system will be set up together with student housing nearby the campuses. The population in Istanbul rises with 400.000 extra inhabitants each year. This incredible grow leads to new developed suburbs all around the city, which create longer travel distances. To counter this, each part of the existing city should take it’s responsibility and densify. DESIGN STRATEGIES On site strategy A new ferry stop is introduced and will replace the two existing. This new intermodal point will house bus stops, parking facilities and maybe a bike system combined with the nearby campus. The original center of the village will be transformed to a public space with facilities such as a youth hostel, restaurants, bars and the original castle to visit. The unconnected green areas in the north of the town will be reconnected by extending the dead end streets. At the coastline, a soft border will be installed and shall be completely accessible for everybody. In the south, the existing beach is extended and the palace will become a touristic point where changing rooms and facilities are located. Next to this, a quay is designed which connects the boat stop and the beach. The end of the soft border will be a promenade along the Göksu river where the riverside will be used on both sides. The university campus and it’s facilities are opened and a new designed bus system shows the places of accessibility. A second boat stop to transport goods is integrated at the quay. The two original commercial strips in the centers of the villages will be connected and housing programs will be located next to this strip combined with student residences. Next to the beach, the water is used as a vibrant tool to implement a second housing development. Between this two new developments, the existing green houses and agriculture of the south are expanded to the quay and will create a park combined with agriculture. CONCLUSIONS • The main problems based on the analysis of the site were, in brief, the following: • Traffic • Unreachable nature because of privatized housing • Underuse of the Bosphorus as a way of transport • Closed sport campus facilities • Lack of student residences and connections • Unused brownfield • Propitiating the use of the Bosphorus to transport people and goods, relocating the harbor and making it a intermodal point where people can change between transportations, will contribute to reduce the car traffic, increase the communication between campus and potentiate the Bosphorus as an attraction point. • The original village center will be reactivated with the creation of public space and the connection of the two existing commercial lines, also with facilities like restaurants, bars and a hostel. The closed streets towards the top of the hill will be reopened. The coastline will be accessible for everyone and will be treated as a soft border. A quay is proposed between the beach and the new harbor. The campus facilities will be open to the public and housing and student residences will be built in two developments, and in between, the agricultural space will be expanded. This will help to increase general and student housing and the use of the brownfield.
