Understanding RentPay Direct Debit (DD) • Direct Debit is RentPay’s primary and most favoured method of paying rent by our Tenants. • With Direct Debit they have the option of using: • Self-Initiated Payments through the Internet or Phone • AutoPay – Automatically deducted via Direct Debit on the date their rent is due to be paid • The Tenant Can CHOOSE which method suits them on the Tenant Enrolment Form • Real Time Reporting is available on all Internet, Phone & AutoPay Direct debit Payments. Understanding RentPay - BPAY • BPAY works through the tenant’s OWN financial institution and they MUST set up Phone or Internet Banking to use RentPay BPAY. • When a tenant is paying their rent they will either login to their internet banking or call their phone banking service. • Quote the “Biller Code” - 120444 • Quote the “Reference Number: 12 Digit Tenant Number • Quote the amount they wish to pay • Submit and a receipt is issued • A Tenant can pay from their Cheque, Savings or Credit cards accounts. Understanding RentPay POSTbillpay • A Tenant can go in person to the 4500 + Australia Post outlets and pay their rent by cash, Eftpos, cheque or credit card. • POSTbillpay does not have real time reporting as the payment is processed outside of the RentPay payment platform and at Australia Post. The payment will appear within 48 Hours of the payment. • How to pay at Australia Post: • Simply go to an outlet • Scan your bar code • Pay the amount you wish to pay • Payment complete and a receipt issued Commercial in Confidence  2008 Paycorp – The Payment Solutions Company

RentPay Tenant Enrolment Form • There are TWO ways to sign your Tenants with RentPay: • Online at www.rentpay.com.au(available November 30 2008) • Via Fax by filling out the RentPay Tenant Enrolment form. It must include: • Personal Details • Correct Bank Account details • Payment Type and; • A signature

  9. Tenant Registration Process RentPay have introduced the easiest ways for Tenants register; there are two ways ONLINE or a written FORM. RentPay suggest that the ONLINE method is used as the primary registration process and only utilise the paper based FORM process as a secondary method if the Tenant does not have access to the internet. This ensures your tenants sign to the right Real Estate Agent and you receive the rental payments on time all the time! Simply alter the required details and click the submit button. • If you need to change Bank details please contact RentPay Customer Service on 1300 797 933. Dishonoured Payments for DD • When a tenants dishonours on their rental payment, RentPay will send you an email notifying you to manually reverse their payment. • RentPay will then draw these rental funds back from your account overnight. • The Tenant will also be notified via SMS and email (if provided) or post. Sample Email: For the urgent attention of the trust account administrator. Please be advised that Rentpay has received payment dishonour notifications for the following tenants. Reason: Insufficient Funds Ref 0003000000339133 ID 00375531 Date 14/4/05 Amount $480.00 JOHN SMITH 999 SMITH ROAD SMITHTOWN WA 9999 TOTAL DISHONOURS: $480.00 A total of 1 transactions with a total value of $480.00 will be debited from your nominated agent trust account today. This should appear on your trust account statement the following business day. The transaction reference of each dishonour is shown on your trust account statement for simplified reconciliation. You can also use this reference number to search for the original transaction at https://www.rentpay.com.au/agents.asp under the Transaction History area. The “.PAY File” & your PMS • The .PAY File has been designed to be imported into your property management software where the rental payment can be receipted and balance with the deposits from RentPay in your trust account. • The .PAY File contains a list of transactions made on the RentPay system. Importing the file will match the transactions with the tenant, the deposit in your bank account and update your records. • To download your .PAY File each day go to the Agent Website and click on “pay file”.   24. Transaction Information There will be potentially TWO kinds of deposits shown on your bank statement from RentPay. These TWO amounts will equal the total amount of your .PAY File: • ERPAC 1127: BPAY & POSTbillpay Transactions. • NET-RentPay: Direct Debit Internet, Phone & AutoPay Payments.
