Operations Report Routine Operations Garbage Removal (Private Contract / City of Calgary) Recycling (Residential Recycling) Snow Removal (Green Side Up Landscaping) Street Cleaning (Dependable Maintenance) Sanitary and Storm Sewer Systems: inspected, power flushed and vacuumed all manholes, trapflows and lines (Fall 2008) Storm Retention Grates at entrance to Tusslewood Heights and Tusslewood View: inspected and cleaned (Fall 2008) Drainage Swales -It is the homeowner’s responsibility to maintain any drainage facilities on their property (e.g. keep swales free of debris, ensure proper grading to swale, clean drains, etc.) Fire Hydrants: tested and flushed. Parking Review • Due to the non-standard width of our streets the Fire Marshall was asked to designate a fire lane to ensure emergency vehicles will be able to access all areas in the event of an emergency • The City of Calgary Parking Authority advised on ‘No Parking’ sign placement to ensure enforceability • Signs were installed spring 2009 • The City of Calgary will be enforcing the no parking zones with regular monitoring beginning in late October on completion of administrative correspondence with the City September 10, 2008 AGM Presentation – Page 10

Road Repair Review Completed Repairs Some post home construction sidewalk and gutter repairs completed in 2008 (Hopewell collected ~$14,000 from builders for the damage, actual repair cost in 2008 was ~$45,000) Centre-line of private roadways sealed with tar in 2008, warranty touch-ups done summer 2009 Outstanding Items Some post home construction sidewalk and gutter repairs not yet completed Two drainage basins should be lowered (one at entrance to Tusslewood View and one ½ way up Tusslewood Heights) Tar sealant on centre-line of private roadways requires re-application every two years September 10, 2008 AGM Presentation – Page 12

Landscaping Report Grove Island Areas in yellow are owned by the City and they dictate what it will look like and how it will be maintained. Areas in pink are owned, controlled and maintained by the Condo Association. Landscaping Report In previous years the landscape maintenance of condo-owned areas was provided through a contract with the Tuscany Residents Association (Tuscany Club) and diligent efforts were made to communicate with Parks Supervisor standards/expectations for maintenance of community-owned areas (i.e. grass trimming, weed control, reseeding/sodding of grass, pruning of shrubs, watering as required) Tuscany Club declined to provide a quotation for 2009 citing manpower and cost issues It was determined that Tuscany Club is responsible for most of the areas surrounding our community and efforts were made through the spring and summer to ensure grass cutting of boulevards and entrance areas were done on routine schedules in line with other well maintained areas of Tuscany September 10, 2008 AGM Presentation – Page 15 September 10, 2008 AGM Presentation – Page 15
Landscaping Report Improvements Bark mulch refreshed throughout community Loam and seed laid in Phase I Removal of willow overgrowth in beds Recent Developments There were plans to have the City (Adopt a Park) plant additional shrubs along Tusslewood Drive at the west and east entrances to ravine pathway however weeks before park officials were to attend and review they determined the shrubs would be best in an area just outside the east entrance. Support was withdrawn. Enhanced Landscape Maintenance Agreement: Renegotiation of the agreement between Tuscany Community Association and City of Calgary will probably occur by year end. Review of 2009 Financial Results • Operating Expense • - $20K for savings in switching from Waste Management to Enmax for garbage service • + $13K for recycling costs • The increase in plowing expense during the year generally offset by a decrease in landscaping (no major projects in 08-09) • Maintenance Expense • - $7K to undertake work to clean drainage swales, repair damage September 10, 2008 AGM Presentation – Page 19
Investment of Reserve Fund • The Board has invested the reserve fund in various short term investments to try to maximize return • Investments consist of term deposits and high interest savings accounts • Term deposits were done for terms of 1-2 years receiving 2.5% - 3.5% interest • All investments are covered by CDIC
