Welcome Congratulations on your new home! • These materials are intended to: • Help with your transition to your new home • Clarify roles and responsibilities for maintenance and upkeep • Provide safety tips for living in your home
Prior to Move-In • Make sure you: • Review and make sure you understand the terms and conditions of the lease you will be signing • Confirm move-in funds and have cashiers check ready to exchange for keys • Request or get room measurements for furniture placement • Add utilities in your name
Utilities • You will need to contact utility providers prior to move-in: • Aurora Water (303-326-8645) • Denver Water (303-893-2444) • Xcel Energy (800-895-4999) • Dish Network (888-825-2557) • Comcast (800-266-2278) • DirectTV (888-777-2454 ) • Waste Management (Aurora only) (303-797-1600)
House Maintenance • Responsibilities include: • Changing furnace air filter (every three months) • Caring for yard (same condition as when you moved in) • Sweeping snow from sidewalk • Changing light bulbs • Changing smoke and carbon monoxide detector batteries when required • Cleaning of gutters or notify owner if clogged and difficult to access
Our Repairs • Owner responsible for the following: • Roof repair and maintenance • Hot water heater repair and maintenance • Electrical repair and maintenance • HVAC operation (furnace and swamp cooler) • Plumbing repairs when not tenant related • Appliances when not damaged by tenant abuse
Your Repairs • You will be charged for the following: • Clogged sinks • Clogged toilets • Leaks – from stowing items under sink • Faucet knobs – from using too much force • Broken windows, doors, glass or locks for any reason • Malfunctioning HVAC – when due to not cleaning filter or not replacing filter regularly
Reasonable Wear and Tear • Defined: Needs replacing or repair because it has been in use longer than its normal life expectancy • Nothing has a life span of less than 5 years – (except light bulbs and furnace filters) • If all items are in good working order now, then all items should be in good working order in 5 years • In you live in a home for less than 5 years, and it needs repairs or cleaning, then you are responsible for these expenses
Rental Insurance • Required by lease: • Inexpensive to maintain • Protects tenant possessions • Protects tenants in event home owner’s insurer sues tenants for damages
Home Inspections • Owner may schedule to visit property: • If no maintenance or other visits to residence have occurred in last six months • For annual inspection prior to lease renewal • You will always be notified at least 24 hours prior to a visit (we will respect your privacy)
House Rules • Notify owner before: • Adding new pets • Painting walls or ceiling or otherwise making significant alterations to house • Having guests stay over longer than ten consecutive days • Attempting any appliance or house repairs • Posting of any signs to the outside of house
Lead Based Paint • If your new home was constructed prior to 1978 there is the possibility of lead based paint having been used. • You will be provided a pamphlet from the EPA regarding the risks and hazards of lead based paint. • For further reading, please refer to: • http://www.epa.gov/lead/pubs/leadprot.htm
