A decade back, Alandur was a sleepy outskirt of Chennai. It was located just outside the border of the Chennai city limit and hence was a location that did not receive much attention as such. Independent ancestral properties and a handful of manufacturing units dotted the landscape. The Chennai International Airport located in short distance was the only major infrastructure that drove traffic to this region. With the completion of the Kathipara flyover, Alandur became the junction point from where accessibility to Koyambedu, Poonamallee and Guindy improved drastically. A journey took an hour or more was now cut short to one half or even less during peak hours. It is no wonder that a number of residential neighborhoods have sprung up in the near vicinity kicking up a spiraling real estate storm. There are three main factors in which Alandur scores high as a residential location: 1. Ample connectivity, 2. A tranquil neighborhood 3. Close proximity to IT corridor, NH and commercial centers Alandur is located in the midpoint of Tambaram and Chennai’s other nodal transport centers like Central, T Nagar, Broadway, Anna Salai, etc. Bus services ply on a minute to minute basis making it easier for locals to approach any part of the city through public transport. With the
arrival of the metro service, the far lying Koyambedu domestic bus terminus has also come within close reach. Near Alandur is located a good number of residential localities like Meenambakkam, Madipakkam, Nanganallur, Adambakkam, etc. All these Localities are known for their excellent standard of living with tree covered streets and well planned inner roads. These localities are also tucked away from the noisy highways that makes living a pleasant everyday experience. Also, there are a good number of religious places of worship that further adds to livability quotient of Alandur. Alandur is closely linked to IT corridors in Taramani, Velachery and Siruseri. The Velachery Inner ring road gives hassle free quick connectivity to Velachery where urban facilities thrive in great number. Connectivity to south Chennai side localities like Perungudi, Besant Nagar, etc. are also ample with Mass Rapid Transit System train service from Velachery. Investors who spotted the potential for real estate growth in Alandur are now all smile faces. They have realized capital appreciation manifold of the initial investment. At present, the price index ranges from Rs.5,000 to Rs. 6,000 per sq ft. Finding an individual house for sale in Chennai is difficult, at Alandur it is almost impossible. However, the rapid growth of apartment buildings and smart home townships are catering to the living demands of Chennai denizens in a sufficient manner. From the point of an investor as well as a house hunting individual, Alandur sits top on the priority residential locations where facilities are abundant.
