  2. Do you own a business that has an asphalt parking lot or a home that has an asphalt driveway? If you own or manage any form of asphalt pavement, you will need to maintain it properly for money and time saving in long run. While appropriate pavement maintenance does come at a cost, it is nothing compared to the cost of trying to repair any damage that has already occurred to the asphalt. If you detect potholes or major cracks appearing on your driveway, it is in your best interest to remedy the problem as soon as possible.

  3. As soon as asphalt pavement is laid down, it begins to disintegrate. Fuel and lubricants dissolve it, water softens it, and sunlight speeds up the oxidation process, allowing the binder to be broken down. In twenty years, unsealed blacktop can lose half its thickness.

  4. The initial black color begins to fade after about a year. The flexibility of the binder asphalt begins to deteriorate. Hairline fractures appear. The entire thickness has rusted and grown fragile after five years. It's a light grey color. Cracks extend all the way through the pavement by the seventh year. On the top, the material is loose. Water soaks through the base, causing it to fail. After some time or years, areas with alligatoring cracks produce potholes. The entire surface will have broken apart within fifteen years.

  5. Crack sealing is the first stage in preserving an asphalt pavement because it stops water from accessing the pavement's sub-foundation through cracks in the surface. If left untreated, these fissures will eventually turn into potholes, destroying both the asphalt surface and the foundation underlying it. If you allow this to happen, you will no longer be able to maintain the asphalt and will have to replace it. Before sealing the cracks, make sure they are completely clean.

Water will no longer be able to enter beneath the pavement down to the sub-base material once all of the cracks have been cleaned and filled with asphalt fill material. You have improved the lifespan of your asphalt pavement in the most advantageous and cost-effective way possible by employing this procedure.

  7. Sealcoating your parking lot is also an excellent technique to safeguard your asphalt surface. Sealcoating your asphalt will help preserve it from the sun's ultraviolet rays while also preventing water from getting into small cracks. The asphalt seal coating ingredient must be blended according to the manufacturer's guidelines. Two applications of the seal coat material are required. Apply the first coat of sealer with a squeegee to drive the sealer into the cracks in the pavement.

  8. The following layer could be applied with a spray gun. The seal coat is sprayed in a homogeneous pattern over the entire asphalt surface.
