Talking Points • Reducing the number of places pedestrians and cars meet improves overall safety • Additional “Cut Thru’s” reduces the traffic on the main arterial road and improves traffic flow • Incentive based options can help other development issues: • Storm water runoff • High cost of parking lot maintenance • More walkable community
What to consider? • What zoning areas should this be applicable to? • R6-R8 Multi Family? • Residential Office? • General Business? • General Business 2? • Industrial Zones? • Should existing plaza be retro fitted? • Substantial remodeling? • Expansion? • Could this be made incentive based? • Reduce parking required with Bike/Ped access?
Potential Issues to consider • Small parking lots may have difficulty meeting the proposed regulations • The developer of the second lot to develop will have limited design options because an easement location has already been selected for the first lot to develop • How 10-1.11 High Density Development Option (Reserved) and 10-1.12 Stormwater Control Structures (Reserved) from the UDO could be affected or benefitted by this • Addressing the required landscape buffer • Establishing design/construction standards for vehicle interconnections (Driveway)
