The Commissioning Process Establishing Design Intent What type of system best suites the customers needs: Chilled Water Plant/ Water Cooled Self Contained Units / Hot Water Heat / Electric Heat / Economizer Capability? What are the operating parameters. How much fresh air, relative humidity guidelines as well as temperature expectations. How many bells and whistles? How much redundancy? Do we want to control lighting?
The Commissioning Process Design phase: Constant communication between team members keeps everyone on the same page. Working with the designers, the drawings will be reviewed to insure all necessary testing and service ports are included. Suggestions will be made for the purpose of value engineering. All requirements and specifications will be clearly pointed out to the contractor so they can establish accurate construction estimates.
The Commissioning Process • Construction Phase: • Frequentvisits to the job site monitoring progress to uncover any potential conflicts. • Are there any terminal units that have their control panel’s access restricted by walls, duct, pipe, conduit, hangers, etc. • Are there any electrical issues developing. • Is chemical treatment coordinated properly and every- one on board.
The Commissioning Process • Pre Start Check Out • Develop a schedule when all trades are to be finished with their start up responsibilities. • Develop and distribute equipment check lists for contractors to complete. • Perform comprehensive check out making sure all equipment is ready for start up. • Verify that all equipment meets service clearance requirements.
The Commissioning Process • Functional Performance Testing • In this phase we perform tests on all parts of the system to verify that it acts and reacts as the design specifies. • Failure performance tests are done to verify how the system reacts in the event of a particular components failure. • Document those results.
The Commissioning Process • Documentation & Training • A complete draft of the readings and system settings from the functional performance tests will be distributed. • At this point Contractors and Sachs Consulting will collaborate with facilities operation personnel and perform a complete and thorough systems training.
