The Land Pooling Policy Approved By DDA and Delhi to Get 17 Lakh Houses The Delhi Development Authority (DDA) has approved the Land Pooling Policy allowing the city to get about 17 Lakh Housing Units for accommodating about 76 Lakh people. The officials have recently explained that the Land Pooling Policy has been approved for the benefits of the resident in the national capital. Land Pooling Policy is the highest decision by the DDA during the meeting that is chaired at Raj Niwas by the Lt Governor Anil Baijal. The Land Pooling Policy has been listed on the Union Ministry of Housing and Urban Affairs and requires of the approval of the ministry. Land Pooling Policy will cover urbanisable area based on the urban extension for about 95 villages from the city. Landowners having any size the land could participate in the Land Pooling Policy with minimum area taken for the development of about 2 hectares. With the approval of the Land Pooling Policy by Delhi Development Authority (DDA) on Friday stated that the Delhi is about to get 17 lakh houses based on the policy. Authority’s meeting has been chaired by the Anil Baijal, Delhi Lieutenant-Governor and it has been decided that more than 5 lakh houses would be provided for Economically Weaker Section (EWS). Land Pooling Policy also awaits for the respond from Ministry of Housing and Urban Affairs (MoHUA). Only then the development plan would be executed along with many other land pooling attributes. Restricted FAR: Approval of the Land Pooling Policy has been based on the Floor Area Ratio (FAR) that are restricted to 200 from 400. Initially proposed FAR were 400 but with the shortage of the resources such as water and many others, the FAR of 200 only approved by the officials. With considering the availability of the resources and services, the Floor Area Ratio (FAR) of 200 has been given for the development of the scheme. Based on the availability of the water, impact on environment and requirement of the land for physical becomes more important. Using the FAR of 200, 17 lakh dwelling units has been projected by the urban body for developing houses for about 76 lakh people in the Nation’s capital.
Provision of Land Pooling Policy For Delhi: In the year 1961, the first Master Plan of Delhi has been formulated and The policy needs to acquire the large area of land from landowners only based on the price that has been determined by the DDA.
