The addition was built in 1975 and designed by Theodore Strauss, architect. The Children’s Library opened in 1984. Space Committees & Library Board looked at options for a new building/location from 1997-2005 2

Current Conditions Space Needs: Current size: 10,918 sq ft The Library is crowded and needs a more efficient layout The Library needs quiet study areas, a young adult reading area, improved staff/ work areas and improved circulation desks The meeting room is disconnected and hard to supervise Additional space will provide better access to the collection There is limited seating capacity

Objectives The New Fairfield Library shall be rooted in its history and expressed in traditional New England architectural style. The library shall be accessible to the whole community, meeting state code and ADA requirements. The library will add new technologies allowing access to digital media. The library will adopt energy conservation measures.
Code & Building System Upgrades The building does not meet ADA accessible requirements. The building does not have toilet facilities that meet ADA requirements. Heating, ventilation and air conditioning systems need to be updated. The energy efficiency of the library needs to be considered.

Mechanical and Electrical Conditions Report Report prepared by OLA 12/9/06 Main electrical service 208/120 volt 400 amp, will need upgrading Fire alarm system should be upgrade to meet code and ADA requirements Security system should be upgraded Update lighting, emergency lighting and exit signage Proposed new air cooled chiller and high efficiency boiler Zoned air handling units, 3 located in attics serving the upper level and 2 at the lower level to meet ventilation requirements Proposed fan coil units at entry locations and stairs HVAC controls should be upgraded
Structural Systems 1923 one story wood frame church structure with a basement. The 1975 addition has a concrete slab on grade at the lower level and an upper level concrete on metal deck floor supported by metal framing, masonry and concrete exterior walls. The upper floor structure has a glue laminated wood frame and wood deck roof structure. This portion of the building meets the code requirement for library floor loading capacity. Cracks in the masonry walls need further monitoring.
Roofing Conditions Report from 8/22/08 Conducted by Watsky Associates The roof was replaced in 1998. All roofs are in general good condition, both asphalt shingles and built up flat roofs. Add attic ventilation to the 1923 building with eave and ridge vents. Add attic insulation min R-30. Re-point all brick chimneys. Roof ventilation of 1975 needs further investigation. Areas impacted by new additions should have new roofs installed.
