Questions • How does NPS determine the costs/investments needed to bring assets back into “good” condition? • What cost data exists for structures at Fort Hancock? E X P E R I E N C E Y O U R A M E R I C A
What is “good” condition? FCI < .10 Good FCI = .11 - .14 Fair FCI = .15 - .49 Poor FCI > .50 Serious • Condition is evaluated as good, fair, pooror “serious” based on criteria that include number of work orders • Calculated by the Facility Condition Index (FCI) • The FCI is the value of all deficiencies divided by the current replacement value (CRV). How NPS calculates dollar costs Current Replacement Value (CRV): Replacement cost to rebuild the entire asset from scratch. The CRV calculates assets like roofs, sewer systems, floors, etc. separately. Similar to industry standard “Class C” estimates, with a precision variance +/- 30%. NPS Cost Estimate Software System (CESS): The software estimates costs of deferred maintenance. Commercial entities use the same system by another name (R.S. Means).
