IMPORTANT THINGS TO KNOW ABOUT NEVADA'S LANDLORD TENANT LAWS
1. SECURITY DEPOSIT IN NEVADA, LANDLORDS ARE ALLOWED TO CHARGE A SECURITY DEPOSIT OF UP TO TWO MONTHS’ RENT. THIS DEPOSIT MUST BE REFUNDED TO THE TENANT WITHIN 30 DAYS OF THEIR MOVING OUT, AS LONG AS THERE IS NO DAMAGE TO THE PROPERTY.
2. LATE FEES LANDLORDS ARE ALLOWED TO CHARGE A LATE FEE OF UP TO 5% OF THE RENT IF THE TENANT IS MORE THAN 5 DAYS LATE IN PAYING RENT.
3. EVICTION IN NEVADA, LANDLORDS CAN EVICT TENANTS FOR NON-PAYMENT OF RENT, DAMAGE TO THE PROPERTY, OR OTHER LEASE VIOLATIONS. THE EVICTION PROCESS MUST BE STARTED BY THE LANDLORD FILING A COMPLAINT WITH THE COURT AND SERVING THE TENANT WITH A SUMMONS AND COMPLAINT.
4. REPAIR AND MAINTENANCE NEVADA LANDLORD TENANT LAWS REQUIRE LANDLORDS TO KEEP THE PROPERTY IN A HABITABLE CONDITION AND MAKE ANY NECESSARY REPAIRS IN A TIMELY MANNER. IF THE LANDLORD FAILS TO DO SO, THE TENANT MAY HAVE THE RIGHT TO WITHHOLD RENT OR EVEN MOVE OUT WITHOUT NOTICE.
5. DISCRIMINATION NEVADA LAW PROHIBITS LANDLORDS FROM DISCRIMINATING AGAINST TENANTS ON THE BASIS OF RACE, COLOR, RELIGION, NATIONAL ORIGIN, SEX, AGE, OR DISABILITY.
