COSTING • Cost of construction and furnishing of a unit will be approximately 20 to 25 lakhs rupees • This costing includes the cost of construction/setting up of Common Ammenities and Utlities (loaded into each unit) • This costing excludes the land cost (which may vary between 3 to 6 lakhs per unit, depending on the value of the land availed)

FUNDING • OPTION 1 (If a suitable land owned by the Samudhayam is offered for this project) • Project will be executed on lease basis • Tenant will pay the Lease amount in stages as construction progresses • No sale of title/property involved • Samudhayam will realize an amount equivalent to the market value of the land offered • Lease period will be for around 20 years • If an occupant dies before the end of his/her Lease period, the Lease amount will be returned to his/her family after computation of appreciation/depreciation

FUNDING… • OPTION II (If suitable land has to be purchased for this project) • Sufficient funds has to be raised from investors • Investors who trust the goodwill of the Samudhayam and the leadership of WAKE • Investments will be returned after a lock in period with a ROI • Land bought will be under the ownership of Samudayam

FUNDING… • OPTION II… • Project will be executed on Lease basis to tenants • Tenant will pay the Lease amount in stages as construction progresses • No sale of title/property involved • Lease period will be for around 20 years or till the death of the occupant/(s) • If an occupant dies before the end of his/her Lease period, the Lease amount will be returned to his/her family after computation of appreciation/depreciation

  20. OPERATING EXPENSES • Monthly living expenses for a couple would be around Rs. 15000 • This includes the food, housekeeping and cost of maintaining the common amenities/utilities • This excludes the cost of availing special services on request
