Objectives/ Benefits of the Project • The project has multiple objectives as given below, • To densify the development and to utilize the land in more productive manner and thereby contribute to the national economy. • To release prime lands to the property market. • Enhance land values through productivity of land on site and in the neighboring properties. • Provide conducive living environment for more than 150 families. • National benefits • Creation of an active commercial hub to cater to both tourism needs and local economy. • Creation of international standard infrastructure aligned to growth need of the economy. • A model for urban renewal to create a win – win situation. Objectives/ Benefits of the Project • Community benefits • The occupants will be housed in a completely new environment enhancing the standard of life with proper sanitary facilities and lifts. • The project will provide open spaces and public gathering spaces for the occupants. • Employment prospects. • Clear title for ownership (Condominium ownership) and privilege of mortgage facility.   7. Proposed Investment The Developer : M/S Imperial Builders (Pvt) Ltd. . (a subsidiary of Lakhani Group) in Pakistan Method of Financing : Foreign (100%) the total investment will be born by the Developer. Project Duration : 5 – 6 years Investment : Rs. 112 billion Slave Island Re-development Project – Stage II

  8. Method of alienation of land • The developer will construct 192 housing units (with Railway quarters) for relocation on the land vested . In lieu of the cost to be incurred by the company a portion of land will be released on free grant basis. • UDA land will be released on Chief Value's valuation for 50 year lease period. • The developer will be allowed to sell residential units on free hold basis and Commercial units on 50 year lease basis for their profit. Responsibility of the Developer • Take the complete responsibility for Design, Build and Finance the re-development project. • Bear the cost of relocation of the tenements during construction period in the way of rentals. • Execute and handover the resettlement buildings to UDA as per the agreement. Role of the UDA • Urban Development Authority will act as a facilitator, committer and organizer for the entire project to: • Provide the assistance and support for the developer to interact with various statutory authorities and agencies for project related approvals and permissions. • Take the responsibility to deal with the present occupants and hand over the clear possession of the land to the developer. • Manage the relocation of the present occupants during the construction period. • Handle the allotments and transfer the tenements after completion of the construction. • Facilitate to establish a maintenance body of the relocation apartments jointly with the Condominium Management Authority. • Facilitate title registration of residential units for prospective buyers. Project Need • Overcrowded and unhealthy living conditions in most of the housing units deprived of basic requirements for human habitants will be addressed by the project. • More than 90% of the land parcels are irregular which do not fulfill the basic regulations in land parceling and thereby restricted from high density development. But, under this project, provides condominium housing apartments and commercial developments to solve the problems. Slave Island Re-development Project – Stage II
