The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person in any non-domestic building or premises the public has access to, to carry out a building fire risk assessment and take all necessary steps to reduce or eliminate theriskoffire. Non-domesticpremisesaredefined as: allworkplacesandcommercialpremises allpremisesthepublichaveaccessto thecommonareasofmulti-occupiedresidentialbuildings Inbuildingswhichareshared,suchasanofficeblockwithseveralfirmswhohave officesinit,therewillbemorethanoneresponsibleperson,andinthiscase,itis necessarytoworktogetherandco-ordinatefiresafetyplanstomakecertainthat people in or around the building are safe. Where there are common or shared areas, such as, for example, a common reception area to an office block, the responsiblepersonwouldbethelandlord,freeholder,ormanagingagent.

FireSafetyTrainingForYourEmployees Youmust alsocreate a fire evacuation plan and provide information to employeesand other peopleonthe premises,and youneed fire safety trainingforyouremployees.Ifyouemployfiveormorepeople,youalsoneed tokeepawrittenrecordofyourfindingsandanyorallthingsthathavebeen doneasaresult.Inaddition,youneedtoreviewyourfireriskassessmenton aregularbasisinordertocheckthatitisstilluptodate. Youalsoneedto reviewthe assessmentifyoumake changesto your premises. For instance, you may move desks around in your office or install safety screens, or perhaps move machinery around on a factory floor, and this could have the effect of blocking what was previously an escape route. Whereyouhavefiredoors,thesemustneverbewedgedopenforanyreason.

  4. All of this can be quite complicated if you feel that you do not have thenecessaryskills.Indeed,inmostinstances,peoplewhomaybethe responsible person may not have those skills. Inthis case, the law allows you to appoint a competent person to undertake the fire risk assessmentforyou.
