Intent “The mixed use infill project is located and designed to complement the lifestyle of existing residential area within walking and bicycling distance of the facility as well as a destination for other residents of the Palm Coast community and visitors area.”
Background • Original Zoning approved in 2002, Ordinance 2002-04. • Ordinance amended by 2013-08 to allow a management office and update parking calculation, change the PUD language to MPD references to match our 2008 Land Development Code.
Background • Ordinance 2002-04 focused a great deal on the build-out of European Village. • Described the development process, phasing, and architectural standards.
Background • Original Ordinance established a 143,920 SF as a total building maximum. • 95 residential units. • Limited impervious coverage to 70% overall. • 305 parking spaces are required to be maintained per the 2013-08 update. Note: Proposed MPD modifications include NO changes to existing entitlements.

Proposed Changes • Delete Attachment “G” of Ordinance 2002-04. • Replace with Commercial (COM-2) uses.
