Plaza Roberto Maestas Program Elements: • Approximately 114 affordable apartments for rent: • 39 one-bedrooms, 51 two-bedrooms, 24 three-bedrooms. • Affordable to individuals and families making between 30% and 80% of area median income or $28,000-$70,000 for family of four. • Jose Marti Child Development Center Expansion (6,700 square feet). • Multi-Cultural Community Center (8,500 square feet). • Neighborhood-Serving Retail/Restaurant (4,600 square feet, able to sub-divide). • Smaller micro-retail opportunities within open space and festival street. • Central 13,000+ square foot public open space for residents and neighborhood to enjoy. • Underground parking.
Budget El Centro is committed to raising approximately $35M to build Plaza Roberto Maestas. Sources of funding will be a mix of: Tax Credit Equity City of Seattle Housing Levy State of WA Housing Trust Fund King County Private Debt Capital Campaign
Timeline Scenario 1 – Summer/Fall 2012 – Funding from State and City. 2012-2013 – Spend next year designing, permitting and assembling other funding. Late 2013 – Break ground. Early- to mid-2015 – Finish construction and lease-up! Scenario 2 – 2012-2013 – Predevelopment, design and some permitting. Summer/Fall 2013 – Funding from State, City and County. 2014 – Break ground. 2016 – Finish construction and lease-up!
Beacon Hill Neighborhood Plan Priorities Enhance the Beacon Hill neighborhood by providing an affordable and diverse mix of rental housing close to the Link Light Rail Station. (Goal 1 & 2, Neighborhood Plan) Strengthenthe existing business district through creation of new retail and commercial spaces at reasonable rental rates. (Goal 3, Neighborhood Plan) Create outdoor and indoor gathering spaces for our diverse array of community members. (Goal 4, Neighborhood Plan) Create “more eyes on the street” through both residential and commercial tenants throughout the day and night, leading to enhanced community safety and security. (Goal 5, Neighborhood Plan) Create a civic gathering space, designed to be the multicultural hub of the neighborhood. (Goal 6, Neighborhood Plan) Embracedensity in a respectful and sensitive manner by creating appropriate design transitions, including setbacks and townhomes, to the surrounding single-family neighbors in the urban village. (Goal 7, Neighborhood Plan) Enhance the childcare options within the urban village and build on El Centro’s long history of social service delivery. (Goal 8, Neighborhood Plan) Bea defining element of the Beacon Hill “Town Center” celebrating both the history of the neighborhood and its future.
