The Gillette Woods Association • Formed in ‘45 to protect interests of Gillette Woods property owners • Holds meetings to: • Help us know our neighbors • Find out what is happening in community • Work together on issues needing community action.
The GWA does not exist to: • Tell you what color to paint your house • Be the police • Intervene in disputes between neighbors • Resolve traffic issues • Take on issues that do not support goals of Gillette Woods Association.

Gillette Woods Covenants and Restrictions are intended to: • Preserve the natural beauty, ambience and uniqueness of Gillette Woods • Promote the appreciation and best development of the community • Protect property values • Communicate the desires and expectations of the community.
Gillette Woods Covenants When people buy property in Gillette Woods, they are making a commitment to observe the covenants For most, the covenants are a positive factor and serve a useful purpose.
Enforcement • Most people • Take pride in their homes and in Gillette Woods Community • Want to be seen as being good neighbors • Will try to comply if they know what the Covenants require • Most effective strategy: make sure all Gillette Woods residents know that covenants exist and what they require.
Enforcement; Non-Compliance Cases • Being realistic, some people will refuse to comply • After attempts to inform and persuade, litigation is an option • Expensive • Divisive • May not be successful • A last resort, but must be “on the table”
Town of Tryon Zoning Ordinances • Cover ALL of Gillette Woods • Were established for greater consistency in housing • Used in permit process (new construction and remodeling); project plans must conform to zoning reqts • Take precedence over our Covenants when they are more restrictive than the Covenants.
Zoning Ordinances; Allowed in Gillette Woods • Single family detached dwellings • Accessory dwellings • Schools, public, private or parochial • Day Care Programs (family and adult) • Religious Institutions (churches)
Zoning Ordinances: Not Allowed in Gillette Woods Bed and Breakfast Inns Manufactured homes on individual lots Multi family dwellings Second floor apartments Offices of an executive, administrative, sales or professional nature Convalescent and/or nursing homes, Assisted Living
Covenants Tryon Zoning Ordinances • No Difference. Gillette Woods is zoned R2; single family residences only. Single family residences only. 2. Private dwelling houses and outbuildings only.
Covenants Tryon Zoning Ordinances • Can’t exceed • ½ the total area of house • One story or 14’ in height. 3. Garages large enough for 3 cars, maximum.
Covenants Tryon Zoning Ordinances Building permits valid for 1 year (same result) NOT COVERED 4. Once construction of a home is started, it must be completed within 1 year. 5. No outbuilding, trailer, etc can be constructed or brought in prior to start of construction of house.
Covenants Tryon Zoning Ordinances • SAME REQUIREMENT 6. No business or professional office, stores, etc shall be erected or operated.
Covenants Tryon Zoning Ordinances Recreational or travel trailers can be used to host out of town guests for up to 30 days in a 12 month period, but no more than 14 consecutive days. 7. No trailer, basement, mobile home, motor home, or outbuilding can be used as a temporary or permanent residence.
Covenants Tryon Zoning Ordinances 4’ for Front Yard Fences 8’ for Side & Rear 8. No walls or fences higher than 4’ shall be erected closer than 10’ from property lines.
Covenants Tryon Zoning Ordinances Exterior materials shall be durable and residential in character (wood siding, wood shingles, fiber cement siding, brick, stone, stucco, vinyl, etc.) 9. No exterior walls of any home or outbuilding shall be constructed wholly of concrete block, poured concrete or sheet metal. Plywood used in exterior walls must be at least 5/8’ thick.
Covenants Tryon Zoning Ordinances • 1 single family dwelling / acre, no sq footage reqt. 12. No more than 1 single family dwelling per acre of land. Heated and fully enclosed portions of houses must be at least 1600 sq ft.
Covenants Tryon Zoning Ordinances • Setbacks are at least 40’ from street, 20’ from side and 50’ from rear. 13. Setbacks for houses and outbuildings must be at least 30’ from street, 20’ from side property lines, 40’ from rear property line.
Covenants Tryon Zoning Ordinances NOT COVERED 14. No home shall be constructed which does not conform in value to the average assessed value of existing homes within a radius of 1000’.
Covenants Tryon Zoning Ordinances NOT COVERED 15. No owner shall be permitted to remove more than 20% of the trees from a lot in a given year, except to provide a site for a house or for private parking for owner and guests.
Covenants Tryon Zoning Ordinances Max height of buildings 35’ 17. No single family building or outbuilding may be more than 2 stories of heated living space in height.
Covenants State Law Political Signs may be displayed from 30 days prior to an election to 48 hours after the election. Max size 3 sq ft, max height 3’, maximum number, 1 per candidate per lot VII. No signs except a sign of 5 sq ft max advertising a property for sale or for rent.
Covenants Tryon Ordinances (Apply within town limits) 91: No livestock shall be kept on any lot of less than 2 acres. 10. No animals except the usual household pets.
Covenants Tryon Ordinances (Apply within town limits) 90.03: Abandoned vehicles 90.04: Nuisance vehicles 90.05: Junked motor vehicles 11. No boats, junk, non-operated vehicles, building materials, trailers or motor homes shall be stored temporarily or permanently except if stored in enclosures concealing them from public view.
Covenants Tryon Ordinances (Apply within town limits) 94.01 Weeds, garbage and refuse 94.02 Littering 94.1 Noise NOT COVERED
Conclusion Considerable similarities exist between Covenants and Town of Tryon Ordinances. If we become familiar with the town laws and maintain communication with town officials, it can give us a partial solution to enforcement issues. The Association may have more leverage than individuals.

Neighborhood Watch Safety and Security • Take actions to deter theft • Know your neighborhood and neighbors, spot the unusual • If something looks suspicious, call Tryon Police or Polk County Sheriff’s office • For emergencies, call 911.

Kudzu Eradication • Have had work crews on Glenwalden, Laurel Way, Melrose Rd Ext, and Jervey-Palmer property • At least a dozen “Gillette Woods Irregulars” have participated • Town of Tryon Ordinance may help in some cases.
Gillette Woods Real Estate Report • 25 out of 300 currently for sale (was 21 last year) • Price range $157,000 to $1,495,000 • 0.6 to 5.7 acres • Avg days on market about 400 • 4 have been sold so far this year • Avg asking price $217K, Avg price received $198K • Days on market ranged from 271 to 729 days.
