Company History • Cafe Rio was started in 1997 in St. George, Utah by Steve and Tricia Stanley. Steve Stanley, a master chef of 30 years, created recipes that were inspired from traditional cooking of the Rio Grande Region of Northern Mexico, Southern Texas and New Mexico. • In December 2004; Bob and Kathleen Nilsen, with SKM/APEX Partners, purchased the six-unit Cafe Rio chain, and today Cafe Rio has 26 units operating in four states, Utah, Nevada, Idaho and Arizona; with the bulk of the new units opening over the past three years. • Cafe Rio Opened it’s first out-of-state location in Gilbert, AZ in July 2006, and in June 2007, Cafe Rio entered the Las Vegas market, and now have four units opened with a fifth one scheduled to open the first quarter of FY ‘2010. • In December of ‘2009; Cafe Rio will be entering the Southern California market with the first location to open in Lake Forest, and then will follow with new unit openings in Manhattan Beach, Costa Mesa, Tustin and Oxnard. • In January of ‘2010; Café Rio will also be entering the Colorado market with it’s first unit opening on Colorado Blvd, in Glendale, Co., with plans for another 2- 3 units to be opened in FY ‘2010.

Product Quality • We prepare all of our food FRESH each day, from scratch using traditional recipes and techniques inspired from the Rio Grande Valley regions of Northern Mexico, Texas and New Mexico. Our hand shredded chicken is 100% fresh chicken breast. Our shredded beef and pork are all USDA Choice cuts. Our chilies are shipped in from the growers; our green chilies come from Hatch, New Mexico and red chilies are from Mexico. • We hand make all of our tortillas each day and bake all of our “wonderful” desserts on site. Since nothing is pre-made, and every order is made fresh to the customers request, it is no problem for us to create something special for them that is not on the menu. • Cafe Rio Sauces, salad dressings, salsas and guacamole are prepared fresh through out the day and include no artificial ingredients. • The average Cafe Rio restaurant squeeze over 1,000 limes every morning – fresh lime juice is one of our key ingredients.
Cafe Rio’s Site Criteria DEMOGRAPHIC REQUIREMENTS RESIDENTAIL POPULATION - 15,000 or greater within one (1) mile radius, and 75,000 or greater within three (3) mile radius - $42,000 or greater Median Household Income, or in the top 20% for the MSA - Able to support a $9.00 Price Pont Average EMPLOYMENT • High concentration of daytime population with a target of 10,000 or greater within a one (1) mile - Proximity to Office Buildings, Industrial Parks, Universities \ Colleges \ Schools and Retail - Easy access from employment base SHOPPING/ACTIVITY - Strong co-tenancy consisting of Regional and National Anchors in a Daily Needs, Life Style Center - Entertainment venues such as Movie Theaters and Sporting Arena’s • SITE CHARACTERISTICS • SIZE • 2,200 to 2,800 sq. ft. • Patio Seating 30 minimum, 40 seats desirable PARKING - Convenient and available parking for 75 seats, (50-60 spaces). - Six, and no less than four designated “To Go” parking spaces located directly in front of location
Cafe Rio Site Criteria TRAFFIC - Minimum of 45,000 vehicles per day along the main frontage road - Easy ingress / egress, near traffic lights, left turn-in, left turn-out preferred EXPOSURE - High visibility end-cap or multi-tenant out parcel building on the main street in front of anchor - In-line locations will be considered when centers have exceptionally strong co-tenancy or in urban settings, - Ideal frontage is 65’ wide minimum frontage is 40’. SIGNAGE - Minimum building signage on 2 sides, three preferred - Prominent position on pylon, or monument sign • LEASE REQUIREMENTS • - Ten (10) year term with 2 five (5) year options • - Landlord T.I. allowance between $30 - $55 per sq. ft. • - Exclusive use language for Mexican and Tex-Mex Style Dishes • The Rental Commencement Date shall be one hundred twenty (120) days following the date Landlord delivers possession of the Premises to Tenant
