  2. Estimating Overview • Estimating is not only the costing of a project but it involves: • understanding of the entire project • operation from tendering to actual construction • procedures involved in the completion • customer satisfaction

  4. Requirements • specifications • represent everything that is not on the drawings and MORE • general conditions for the project (nothing to do with the drawings) • specific material descriptions • procedures for material assemblies

  5. Type of Specifications • NMS –National Master Specifications • composed of 49 divisions • OPSS- Ontario Provincial Standard Specifications • composed of 8 volumes • Either one is always used in tendering if the owner wants to prevent problems during construction

  9. Tendering / bidding Classification of estimates • PRELIMINARY  METHODS • (engineer / architect / developer) • area  and  volume  methods - this  method  involves  computing the  number  of  cubic  meters  or square  meters  for  a  project  then  multiplying  that  number by  a  cost

  10. Tendering / bidding Classification of estimates • DETAILED  METHOD  • (contractor / builder) • includes determination of the quantities & cost of everything required to complete a project, material, labour, insurance, bonds, overhead and profit

Classification of bids • Competitive bid • involves each contractorsubmitting Lump-Sum Bids or Unit Price Bids in competition with other contractors to build the project • in  most  casesthelowestbidis awarded  the  contract • the bids must be delivered to the person or place by a specific time as stated in the specifications

  12. Classification of bids • Negotiated bid • involves the contractor working with the owner to arrive at a mutually  acceptableprice for the construction of the project • Cost Plus a Fee or Time & Material

  13. Addendums • fromthetimethecontractorreceivesthedrawings&specstothetimethebidsareduethisisknownasbiddingperiod • any changes made by the architect / engineer to the drawings and specifications will be issued in the form of an addendum

  14. Assignment • Calculate quantities without using any mechanical measuring instruments or tapes / chains • pacing and height approximation can be used
