Past Flyer Example That Works • Created in Publisher on 8.5 x 11 - 2 up • Send to Printer • Printed in Black and White on Yellow Card Stock • Cut in half and bundled in 100's • Cost was $.03 a page 2,000 bundled was about $30.00 • I could order a different cards for target specific areas • UPS 1,000 $56.50 Incl Tax and Bundled Delivery • Yourself by Hand Put in Door Handle (not mail-box) • Hire some kids and drive with them while they put the flyers in the door handle • Send thru Postal Service Walks • Hire a Flyer Delivery Company • Hire your own Runner Before You Can Deliver A Flyer You Need To Be Prepared!

Preparation Plan Home Prices Lead Generation System Set-up Plan and System Set-up • Choose the area(s) you would like to list in; • Research and Count- number of properties and sales history - turnover rate; (On TREB Map Count Homes) • Importance of Personalized Targeting of the Area; • Landing Squeeze Pages Created; • Dependable Client Management System in Place; • Lead Entry System, Follow Up Call and eMail Plan; • Connect With Lead Phone Script; • Lead converted to Prospect; • Change and apply appropriate Action Plan • Tracking System in place for Lead Conversion Rate

Creating Landing Pages STEPS • Decide on how you want to brand your Home Prices System by creating a banner in power point, • Buy the URL(s) so you know you have them to point to your landing page(s) for marketing; • Insert the same Banner as is on the Flyer on the Landing Page at the top; • Next, insert the Text into the middle of the Landing Page; • Insert the Google Squeeze Page; • Finally insert your information and disclaimer in small, faint print. • Have the Domain Name URL pointed and masked to the Landing Page URL • Test the Landing Page by filling out and submitting a request, • Check your Squeeze Page Spread Sheet for the Lead and make sure you change the Notifications to Alert you when a lead comes in! • YOU'RE DONE AND READY TO CAPTURE LEADS! Important Note Flyers and Landing Pages are not about the Real Estate Agent they are about the Area that you the agent would like to target! Wording on Flyer/Postcard and Landing Page are KEY!

Now the Leads start coming in ... here's how to Send Out The Information they requested from Your Flyer • Enter the Leads from the Google Squeeze Page Reply Sheet into your CRS preferably as they come in and, • Email out a Home Prices Report as soon as possible; • Set up in a Client Management with an Email System; Dear John, Thank you for your request for information on Home Prices in Stouffville. To view the most recent MLS active listings on all homes in all price ranges in your area please click on the link below. Getting the Information for the Link Stouffville Home Prices Report • Target Area - set up a flex search to be saved in your MLS system • Photocopy an enlarged ma0p of the area • Enter every street name in that target area and save the search • Now search the streets in the area for all the Active Listings • Send the report to yourself as a thumbnail display (depending on how many active listing there are) • Open the Link you receive • Copy the URL • Enter it as a hyperlink in your Home Prices Report email • SEND it out...yay!

  15. Follow Up When and Why? • When to follow up - preferably 3 days after you send out the Report; • Why? To make sure they received the report and • To ask if they would like more information on any of the homes. See Script #1 Initial Follow Up Call Answer you get 7 out of 8 times ... "What I really wanted to know was what my home is worth?" See Script #2 Home Value Report • You have Contact • Gently Probe and Glean information • Get an appointment or Send more information. Follow Through your Lead has now turned into either a Seller, Buyer or Seller and Buyer Prospect!
