OVATION DEVELOPMENT PROJECT Aaron Ammanniti Senior deisgn project Fall quarter final presentation
Design Inspirations- Landscape Landscape • Etomology- “a tract of land with distinguishing features” • Curve of the levee a prominent feature of project site • Design intends to compliment the feature of the levee/ levee shape
Design inspirations- Glad • Etomology- “ light, happy, not heavy” • Design intent is to make the site glad, happy, light • Building designed to be the “sparks” of project site
Design Inspirations- Glade • Etomology- “shining, bright.” • Foil started to roll up, creating the idea for the site layout • Site will “layer” vertically along the shape of levee giving off different light at different heights to accentuate the curve of the levee
Site Layout #1 • Three story town homes in blue, Two story Town homes in green, single story town homes in red, apartments in yellow • Condominium tower in corner of site
APARTMENTS CONDO TOWER GREEN SPACE TOWNEHOMES RETAIL PARKING
Wind study • Case study of wind loads on the Chicago spire • Wind hits the units glass wall and rides the twist up and off the building
Massing model • Building spirals to divert wind • Restaurants located on Ground floor • Elevators and stairwells located inside core
Floor plan- stage 1 • Rough layout • Very long, occupies vary large amount of space • Each room is sparate from all other rooms
Floor plan- stage 2 • layout was rounded to consume less space , however layout is not conducive to a logical flow pattern • design idea was to combine kitchen and dining area as “center” of unit
Floor plan- stage 3 • Design concept is again the kitchen/dining room as the “center” of the unit. • Center of unit is elevated 4 feet from rest of unit • Stage two design allows for a logical pattern of flow
Floor plan- stage 4 • Stage 3 is much more square thus occupying less floor area • Kitchen/ dining area are once again the “center” of the unit • “center” of unit is elevated 4 feet above rest of unit
Floor plan layout- stage 5 • Split level dining room/ kitchen and bedroom(s) • Strategically placed glass walls to maximize daylight and take advantage of views
