Unified Development Chapter • The Unified Development Chapter of the City of Duluth Legislative Code (UDC) is the new set of zoning regulations for the City of Duluth. • The UDC was drafted to implement the City’s 2006 Comprehensive Land Use Plan, which is the community’s vision for growth and development in Duluth over the next 20 years.

Rezoning • Zoning is the legal body of rules that cities create to regulate how land is developed and used. • There are several areas of the city where existing zoning is inconsistent with the Comprehensive Land Use Plan. • Over the next year, the City will be reviewing those areas closely to determine if they need to be rezoned.

Special Purpose DistrictsThe purpose of a Industrial-General (I-G) District: • The Industrial-General (I-G) district is intended to provide for general to heavy impact industrial, processing, assembly, fabrication and manufacturing uses. • Office uses are allowed provided they are clearly incidental to and supportive of on-site industrial uses. • The district is intended primarily for locations close to major transportation corridors and active commercial centers. • This district should be located away from residential development.

Permitted Uses Industrial-General (I-G) • Electric power or heat generation plant • Electric power transmission line or substation (S) • Major utility or wireless telecommunication facility (S) • Radio and television broadcasting tower (S) • Solar, geothermal, or biomass power facility (primary use) • Water or sewer pumping stations/reservoirs (S) • Water or sewer treatment facilities • Wind power facility (primary use) • Junk and salvage services (S) • Recycling collection point (primary use) • Solid waste disposal or processing facility (S) • Storage warehouse and wholesaling

Mixed Use DistrictsThe purpose of a Mixed Use-Business Park (MU-B) District: • The Mixed Use-Business Park (MU-B) district is intended to accommodate modern light industrial and technology-based developments of attractive integrated design and function. • The development standards for this district are intended to ensure that projects minimize adverse impacts on surrounding uses and neighborhoods, reduce impacts on the natural environment, enhance the visual quality of development and ensure the provision of adequate and cost-efficient public facilities. • Intended uses include wholesaling, industrial services, research laboratories, and light manufacturing needed to support the community and region at large
