Online Application Instructional Guide
General Information The 2014 Multifamily Funding Application includes an Online Application that is Mandatory. The Online Application will be posted on AHFA’s website at www.ahfa.com. All applicants must electronically submit the 2014 Online Application to AHFA. Prior to submitting the Online Application, applicants should review the data for accuracy, print each page of the Online Application for submission to AHFA and maintain a copy for your records. Once the Online Application is submitted through the electronic system, the application will be locked and no further changes or corrections will be allowed. The electronic submission must be made before a hard copy of the Online Application with the AHFA-provided and third-party forms are delivered to AHFA’s offices. Contact AHFA for your Organization Code if you intend to apply but have not received an Organization Code via encrypted email.
General Information This year’s two-step application process is a necessary step toward developing a paperless application process, and we appreciate everyone’s patience and cooperation as we work to improve our process. Please continue to monitor your email and our website at www.ahfa.com for additional news and updates. Applicants should maintain supporting documentation used in completing the application for future reference. If it becomes necessary, AHFA will post updates, changes, or technical corrections to www.ahfa.com during the application cycle. TABS – General • Complete Tabs in order • The information you provide will pre-populate in other areas of the application. • SAVE your information Early and Often (even on the same page if you need to leave the screen for a moment or leave the screen to access a link on that page). • When presented an opportunity to ADD and also an opportunity to SAVE…DO BOTH.

Profile • My Organization: • See Affiliated Organization Registration User Guide • At “Organization Roles” drop down select Role of Organization (team member) click <ADD> • Continue adding organizations and Ownership Entities • The above will populate in the Affiliated Organizations tab. • Partnerships: • See How to Create Partnerships User Guide • At “New Partnership” section, from Drop Down box, select Ownership Entity Name, Partnership Role, and type in Ownership percentage. • Click <Add New Partnership> and <Save> • Continue adding each partnership.
General Project Information • Applicant must select “save” prior to selecting “District Lookup” and “Congressional Lookup” or the data that has been input on the page will be lost. • To use the Senate, House, and Congressional District Lookup Links, select the appropriate option while holding CTRL to open tab in a new window. Otherwise, your browser will redirect you to the selected site and your application information will be lost (if you haven’t saved). • Make sure to elect the correct type of development activities planned (this selection will impact your Pro Forma and Subsidy Tabs later in the process).
Applicant/Developer • For purposes of completing the online application, the applicant is referred to as the developer. • General Partner(s)/Member(s) Section (bottom of page), Click <Add> to add key principal(s) name from Drop Down box. Also add years of experience.
Owner • For New Organization • If Contact or Authorized Signatory (in drop down box) is not shown, then leave as <Select A Contact>. • If non-affiliated parties are not in the New Organization, then leave the % of ownership field blank. • Once a New Organization is SAVED, then refer To Be Formed Entities User Guide for instructions. • As you set-up and save partnership structures, you must return to <CHANGE ORGANIZATION>, select “Applicant/Developer” and return to Programs Listing to access your application. • NOTE: Use the AHFA Ownership Entity Forms as a guide to assist you in loading the ownership structure (down to the individual) into Partnerships under the Organization heading.

Project Contacts • “Developer” is not listed as an option for project contacts. • If applicable, provide Developer information on AHFA Application Forms (i.e., Previous Participation, Relevant Experience).
Pro Forma • Provide a 20-year projection of cash flow using the following assumptions: 2% annual increase in income, 3% annual increase in expenses. • The vacancy allowance is automatically calculated using the following criteria: If the project will receive any rental subsidy assistance, the vacancy allowance/collection loss will be calculated at 5%. If the project will not receive any rental subsidy assistance, the vacancy allowance/collection loss will be calculated at 7%.
Funding Sources • To access the additional sources of funds, such as Historic Credits, construction financing, State HOME funds and non-state permanent financing, the applicant must select “yes” to the first question, “Are you requesting LIHTC?”
Validation and Submission Check validation for necessary corrections before submitting the online application.
Print Receipt • Print one copy for your records. • Print one copy for AHFA.
