INTRODUCTION • Saudi building construction company operating in KSA since 1987. • Earned the distinction of being classified as “Grade 1” • Certified as “ISO-9001” in 2008. • Committed to delivering high quality projects and meeting clients’ requirements on schedule and within budget. • Its vision is to maintain and strengthen its construction business, to adhere to stringent engineering standards. • Diversified in different types of projects.
METHODOLOGY • Securing Latifia’s management approval to conduct the study. • Conducted an initial meeting followed by 6 interview sessions. • Developed the initial report. • Reviewed the report with their planning manager. • Finalized the report and sent for final approval. • Submitted as final report to Dr. Al-Mohawis on Jan. 8, 2011.
PLANNING • Assembles a full team comprising a project manager, site manager and planning manager. This team establishes a comprehensive project strategy that includes: • Available resources plan • Construction plan (WBS) • Human resources plan • Quality management plan • Risk management plan • Safety plan • Lists all resources required during the project • Ensures resources will be available as and when required • Enables the company to determine the need for the support of subcontractors or equipment suppliers • Involves the work breakdown structure (WBS) which divides the whole project into many separate parts. • Identifies the need for specialized trades/contractors. • Clarifies the project deliverables, tasks and responsibilities as well as defining the scope of work and summarizing the reporting progress. • Outlines how many team members /employees will be assigned to the project. • Specifies resources that are required to meet the project’s goals. • Provides quality guidelines to maintain the required standard. • Presents to management & customer a clear understanding of how quality will be maintained, monitored and measured during the project. • Ensures that the plan adheres to all ISO-9000 Quality Mgnt. requirements • Ensures that the plan meets client quality requirements beyond international standards. • Anticipates risks and to create response plans to minimize risks. • Contains analysis of potential risks with both high and low impact, as well as mitigation strategies. • It should be periodically reviewed by the project team to ensure that the analysis is up to date and accurately reflects potential risks to the project. • Assists Latifia managing workplace health and safety obligations. • Includes emergency procedures, the risks Latifia is required to manage and the appointment of a site Health and Safety specialist, etc.
SCHEDULING The scheduling method consists of four (4) stages: • First stage: • Review the tasks and break them down into activities and sub-activities with their associated resources that can be easily managed. • Identifies dependencies among activities. Once the work of the SMEs is completed, they • Draw an initial schedule assuming unlimited resources. • Second stage: • Project team reviews the initial schedule. • If the schedule is not satisfactory, project team may add more resources to reduce the duration of the project.
SCHEDULING CONT. • Third stage: • If the team is still not satisfied with the outcome of the second stage schedule, they may consider changing the construction methods and/or crashing some critical activities that require highly skilled/highly paid labor. • Fourth stage: • Prepared by the site engineer as “ One-week look ahead” and reviewed by project team
CONTROLLING • The controlling follows two processes: • Updating – obtaining the progress data from the site and update the plan. • Monitoring – applying the “Earned Value” concept.
CONCLUSION • Latifia is considered one of the largest construction companies. • Its success is attributed to a robust project management system. • Currently, SR500M is the minimum acceptable value to undertake a project. • Planning, scheduling and controlling practices conform to the methodology covered in CEM 510.
