  2. 租賃條例簡介Tenancy Agreement • 租客須在每個月份第一天上期繳付指定的租金予業主。Rental fee shall be paid by the first day of rental period • 租客在沒有業主書面同意前,不得對該物業作出任何改動及/或加建。The tenant shall not damage the structure of the property • 租客不得轉讓、轉租或分租予任何其他人等。Subletting shall not be allowed without the landlord’s consent • 租客須遵守香港特別行政區的一干法律條例和規則。The tenant shall not breach any laws and regulations relating to the property

  3. 租賃條例簡介Tenancy Agreement • 租客須交予業主保証金,保証租客遵守及履行租約上租客所需遵守及履行的條款的按金。The landlord will require the tenant to pay a security deposit • 業主須於收回交吉的物業或租客欠款後三十天內無息退還該保証金予租客Upon termination of the tenancy agreement and return of the rental property, the landlord should return the deposit with no payable interest within 30 days

  4. 租賃條例簡介Tenancy Agreement • 若租客拖欠需要支付的租金及/或其他款項超過7天或若租客違反合約內任何條款,業主可合法收回該物業而租約將立即被終止;If the tenant fails to pay the rent or other relevant fees over 7 days or fails to comply with the provisions, the landlord may terminate the agreement and resume the property legally • 業主可從保証金內扣除因租客違約而令業主所受的損失。If the tenant fails to comply with the provisions, the landlord may sue for damages.

  5. 業主/租客 權益及責任 General Obligations • 租客須在租約期內清繳有關物業的水費、電費、煤氣費、電話費及其他類似的雜費等。Regular expenses such as gas, water and electricity charges are usually borne by the tenant • 租客須在租約期內保持物業內部的維修狀態良好。Maintenance the interior of the rental property

  6. 業主/租客 權益及責任 General Obligations • 業主須負責維修該物業內各主要結構部分(包括主要的排污渠、喉管和電線)。 The landlord is entitled to inspect the state of repair, take inventories of the fixtures and carry out repairs • 業主及租客各負責屬此合約一式兩份的印花稅一半費用。Both of the landlord and the tenant should bear the stamp duty cost

  8. 簽署臨時租約時之注意事項before signing the provisional agreement • 簽署臨時租約是否確認為該單位業主Checking the landlord of the rental property with the Land Registry • 租金、租期、免租期、退租權為已商討並接受Confirm the rental fee, rental period and free-rent period and right of termination with the landlord • 簽署正式租約日期Confirm the date of signing the agreement • 備註內單位所提供之傢電及一切條款已知悉Check and confirm the condition of items in the inventory before accepting them

  9. 簽署臨時租約時之注意事項before signing the provisional agreement • 悔約條款terms of repudiation • 繳付佣金時間 confirm the date of agency commission payment • 確保臨時租約上之個人資料準確無誤list the correct personal information on the contract

  13. 收樓注意事項Examine property before handing over • 業主提供鎖匙數量providence of keys • 單位內提供之傢電運作是否良好Check and confirm the condition of items in the inventory • 住户証、會所証(如有)等,需要業主授權之文件是否已有Clubhouse facilities and documents • 繳付租金之方法 (現金、過數、支票)Payment method(cash, cheque, autopay,etc.)

  14. 收樓注意事項Examine property before handing over • 確保正式租約內雙方之電話無誤Telephone numbers of the landlord and tenant • 租客需準備印花稅、等同兩個月租金的按金、佣金Prepare of stamp duty fee, deposit of 2 months rental fee and agency commission

  15. 全港100個屋苑平均呎租Average sq.f rental fee of 100 estates in HK(Gross size) 97年9月20.85元 2013年首7個月升幅 1.9% 2013年7月23.71元* -上述數字於08年至今乃根據集團促成全港100個著名中小型私人屋苑的租務個案,計算加權平均數,而97至07年則以50個屋苑計算*2013年6月尾及7月尾租金屬臨時數字,日後得到更詳盡資料後將作出修訂-另計算成交的過程或會刪減部份特殊的成交個案資料來源:香港置業資料研究部
