What relevant information you have to look for What fields of site investigation are necessary for certain reasons What ownership issues you will have to deal with How can you utilize existing technical infrastructure and road network What is the value of historical buildings on the site like and what restrictions can you expect What is the existing structure reuse potential What is principle of ‘environment friendly’ use and/or dismantling/demolition of derelict buildings and infrastructures Awareness
Learn of site investigation scope and importance Understand issues of ownership and related risks Gain insight into technical aspects of structures Reveal the existing structure reuse potential Learn of demolition, reuse and recycling of buildings potentials Goals of the teaching unit
Site investigation and surveying Ownership issues and risks attatched Technical aspects of structures, value of structures Existing structures reuse potential Reuse of buildings and recycling of building materials Content
Site investigation as a complex subject Preliminary site investigation checklist Relevant information and information sources: general and specific maps; general information; use record; archives and historical documents; site visit; legislation and relevant regulations Site investigation and surveying
General maps Town plan, local map General city plan Plan of distribution networks and grids, Cross-interests scheme (concurrence of interests), Land use limits scheme GIS resources Cadastral map, Ortofoto maps Flood plans Preliminary site investigation and surveying
Specific maps Set of geo-environmental maps: (geological, engineering-geology, hydro-geological, soil, map of natural resources, geochemical reactivity of rocks, geochemical composition of surface waters, geophysical indication and interpretation, geo-factors – concurrence of interests, geo-factors – prominent landscape phenomenon, map of protected areas) Map of rainfall Culmination flow rates of nearby streams Nearby boreholes and their interpretation Environmental audits Preliminary site investigation and surveying
Basic groups of surveys Sort of investigation – desk top, outline, detailed, specialized, due diligence analysis Investigation for what for whom who is involved what is the product Site investigation and surveying
Basic characteristics of ownership Risks related to brownfield property Willingness to act Ownership structure Registers of ownership Degradation of ownership Experiences and examples Ownership issues
Transport availibility and technical infrastructure on the brownfield site Location and accessibility of the site Existing structures and its economical value Technical and moral value of structures Historical value of structures, industrial herritage(Uniqueness, artistic or crafted quality of the structure, connection to an important historical event or person, urban context value - structure is valuable to the townscape, skyline value, landscape value) Technical aspects of structures
3 categories of suitability to transformation Possibilities of industrial structures transformation - according the kind of industry - kind of building - possible new way of utilization Repair and strengthening of the structures Demolition – positive and negative effects Reuse potential of structures
warehouse, commerce, sport sports and entertainment halls low halls (up to 6m) insulated high halls (over 6m) insulated dinners gastronomy dressing rooms offices, flats washer room offices, flats officies offices, flats laboratories offices Existing Structures reuse potential All buildings transformation possibilities
conveyors galleries, flyovers, pipelines, heat-generating plant, water intakes and tanks, sewage treatment plant, gas reduction stations, power substation, telecommunication lines conversion for communal and industrial aims silos, gases and liquids con-tainers dismantling motor roads conversion, dismantling railway sub grade dismantling fire stations, repair shops conversion Existing Structures reuse potential
shaft top and hoisting machine structures sport, swimming pools, gyms entertainment halls, commerce dismantling chain dressing rooms, baths sorting plant, washers hoist towers dismantling lamp rooms, control rooms offices Existing Structures reuse potential Transformation possibilities – deep mines
transformer station and power substations dismantling boiler-rooms, mills, electro filters dismantling sports and entertainment halls turbine-rooms chimneys and cooling towers dismantling Existing Structures reuse potential Transformation possibilities – thermal power station
Recycling of builiding materials and construction components Recycling of demolition waste Minimization of energy consumption, renewable energy Minimization of water demand, waste water reduction Reuse of buildings
Choose a suitable brownfield in your neighborhood, find available resources and try to gain as many information as possible Choose several brownfield sites and try to observe the course of life of buildings existing on those sites, in a period of time Mark out the main problems expected, based on your investigation Discuss with others what ‘environmental friendly’ use and/or dismantling/demolition of derelict buildings and infrastructures is. Discuss with others strategies for reuse and recycling of buildings and construction components. Discuss with others strategies for minimization of energy and water demand. Further learning
What did we learn: What are the necessary steps in the beginning of the process of the site regeneration The scope of exploitable background for investigation, what are the basic and specific groups of surveys What are the risks of property ownership (it may difer in diferent countries) The technical aspects of structures and infrastructure on the site, what is the market value of structures, what represent uniqueness and historical value of the site What are the various transformation possibilities of structures How can we recycle building material of demolitions on sustainable principle of waste management Conclusion
