Fairwood Firs Fairwood Growth – Wayne’s Place Apartments Community Meeting: 2/8/16 Some of the comments below: • TRAFFIC • 140this already too crowded • 180this too narrow • Site Distance to enter from 180thto 140th NEIGHBORHOOD CHARACTER AND COMPATIBILITY • The project is incompatible with its surroundings • The project needs to look at the specific site and its surroundings, not just the allowed density and height as its only guide • This is too much density so close to single family residences and for the Fairwood area in general, especially considering the lack of local services in the area • CRITICAL AREAS AND FISH AND WILDLIFE HABITAT • Lasting damage to critical area • No environmental mitigation plan required • PUBLIC SERVICES • Public transportation is limited • Elementary school is already over capacity • 11/16/2019 16
Fairwood Firs Covenants Update • • Original prepared 10/20/1986 One update for roofing material – HOA mgmt. firms suggest updating every 5- 7 years Updates to include – Remove language related to new development requirements • Model homes, initial architect, 2 classes of voters, etc – Change dues late fees from 6% per annum to $10/month – Remove requirement for wood cedar shake roof – Allow satellite dishes – Driveway & sidewalks aggregate concrete (should this change?) – Siding material for other than masonry construction or classical colonial design shall be wood siding (should this change?) – Add Property Maintenance requirements to align with walk-thru – Add renting/leasing agreement - must be at least 12 months – Add enforcement fine schedule for non-compliance Requires approval by 75% of homeowners (69 lots) • 11/16/2019 17 •
