  2. Sealcoat Sealcoating is an essential part of parking lot upkeep. Sealcoating your parking lot's asphalt has a number of advantages that will help it stay in good shape. Sealcoating offers a protective layer for asphalt that extends its life, reduces water runoff damage, seals fissures that allow water to permeate the asphalt, and reduces damage caused by autos, among other benefits. Sealcoat is best used in the late spring and summer months since it protects the wood from the elements.
